USE PERMIT NO. 68-16 - Continued
Applicant: Coast Development Co.
To permit 244 units in the R-3
zone. Located on the south side of Ellis Ave., approximately
660 ft. east of Beach Blvd.
CONDITIONAL EXCEPTION NO. 68-20 - Continued
Applicant: Coast Development Co.
To allow the reduction of side
yard setbacks to 0 ft. in deviation to the required 5 ft.
setbacks in the R3 Limited Multiple Family Residence District.
Located on the south side of Ellis Avenue, approximately
660 ft. east of Beach Blvd.
The hearing was opened on Use
Permit No. 68-16 and Conditional Exception No. 68-20 in
conjunction.
There being no one present to
speak for or against the matter, the hearing was closed.
It was noted by the Board that
the applicant has requested a two week continuance on this
matter.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY SPENCER TO CONTINUE USE PERMIT NO. 68-16 AND
CONDITIONAL EXCEPTION NO. 68-20 TO JULY 10, 1968 AT THE
REQUEST OF THE APPLICANT.

CONDITIONAL EXCEPTION NO. 68-27
Applicant: Cox Neon Corp.
To allow two additional advertis-
ing signs in addition to existing 197 sq. ft. I.D. signs in
deviation to 200 sq. ft. maximum. Located on the east side
of Beach Blvd., 200 ft. south of Ellis Ave. Legal description
on file in the Planning Department Office.
The hearing was opened to the
audience.
Ron Summerfield, representing the
applicant, addressed the Board and explained reasons for the
request.

A MOTION WAS MADE BY HARLOW AND
SECONDED BY SPENCER TO APPROVE CONDITIONAL EXCEPTION
NO. 68-27 SUBJECT TO THE FOLLOWING CONDITIONS:
1. A 20 ft. setback shall be maintained from the
side property line.
2. A 5 ft. setback shall be maintained from the
front property line.
FOR THE FOLLOWING REASON:
The request will conform to the new sign ordinance
requirements.

CONDITIONAL EXCEPTION NO. 68-28
Applicant: Meine Construction
To allow a reduction to the required
900 sq. ft. open space in the=rear 2/3 of the lot.
Located south of Heil Ave., west of Springdale St.
Legally described as Lots,12,424', and 46 of Tract No. 6469.
The hearing was opened to the audience.
Charles Middleton, representing the
applicant, addressed the Board, explained the reasons
for the request and stated that the subject lots back
up to a golf course and have 1100 sq. ft. of open
space in the rear yard; 600 sq. ft. of which has the
required minimum dimension of 20 ft. The remaining
500 sq. ft. has a 16.5 ft. minimum dimension. He also
stated that over 400 sq. ft. of patio area would be
prodded in the front of the house.
There being no further comment, the
hearing was closed.

A MOTION WAS MADE BY MCFARLAND AND
SECONDED BY HARLOW TO APPROVE CONDITIONAL EXCEPTION
NO. 68-28 SUBJECT TO THE FOLLOWING CONDITION:
1. A front patio, as shown on the plot plan, shall
be provided.
FOR THE FOLLOWING REASON:
The intent of the 900 sq. ft. open space requirement has
been met.

CONDITIONAL EXCEPTION NO. 68-29
Applicant: Boy Scout Troop 101
To allow the installation of an
off-street parking lot and to waive the requirements of
Article 979 Off -Street parking. Located at the northeast
corner of Lake Street and Atlanta Avenue. Legal descrip-
tion on file in the Planning Department Office.
The hearing was opened to the
audience.
C. H. Killian, Box 184, and L. H.
Hamren, 203 Alabama, Huntington Beach addressed the Board
and spoke in favor of the request with the condition that
the dust problem be solved.

Board discussion followed.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY SPENCER TO APPROVE CONDITIONAL EXCEPTION NO.
68-29 SUBJECT TO THE FOLLOWING CONDITIONS:
1. The entire lot shall be covered with an oil mix and
maintained to Building Department standards and
subsequent oil applications shall be applied as required
by the Building Department.
2. Conditional Exception No. 68-29 shall become null and
void on June 1, 1969.
