ADMINISTRATIVE REVIEW NO. 68-14 - Continued,
Applicant: Showcase Homes
To permit the construction of
model homes in conjunction with a subdivision. Located
at the northeast corner of Bushard St. and Hamilton Ave.
Legal description on file in the Planning Department
Office.
The hearing was opened to the
audience.
Jack Kissell, representing the
applicant, addressed the Board and answered questions
regarding fences and parking facilities,. _
There being no further comment,
the hearing was closed,.
Board discussion followed.
A MOTION WAS MADE BY COOK AND
SECONDED BY PALIN TO APPROVE ADMINISTRATIVE REVIEW NO.
68-14 SUBJECT TO THE FOLLOWING CONDITION:•
Applicant shall comply with Section 9730.25.4 of the
Huntington Beach Ordinance Code.

THE MOTION CARRIED.
ADMINISTRATIVE REVIEW NO. 68-15
Applicant: Ye•Dock-Master Inc.
To permit the use of a trailer
for office facilities during the construction of boat
docks. Located northwesterly of Pacific Coast Highway
and Admiralty Drive in the R1 Single Family Residence
District. Legal description on file in the Planning
Department Office.
The hearing was opened to the
audience. There being no one present to speak for or
against the matter, the hearing was closed.
It was noted by the Board that
the applicant had requested a continuance for one week.

SECONDED BY MCFARLAND TO CONTINUE ADMINISTRATIVE REVIEW
NO. 68-15 TO JULY 24, 1968 AT THE REQUEST OF THE APPLICANT.

CONDITIONAL EXCEPTION NO. 68-32
Applicant: Richard A. Stockett
To allow construc-
tion of a greenhouse within the side yard setback in
the R1 Single Family Residence District. Located on
the west side of Dalehurst Circle, south•of Garfield
Ave. Legally described as Lot 37 of Tract 5766.
The hearing was
opened to the audience.
Richard Stockett,-
applicant, addressed the Board and presented pictures
of the greenhouse.
Wendell Seal,
adjacent property•owner, opposed the request. He
presented pictures taken from his yard, of the greenhouse.
There being
no further comment, the'hearing was closed.
Board discussion
followed.
A MOTION WAS MADE
BY MCFARLAND AND SECONDED BY PALIN TO DENY CONDITIONAL
EXCEPTION NO. 68-32 FOR THE FOLLOWING REASON:
1. The location of said structure so it may not -be
seen from ones own livingroom is not sufficient
hardship

Applicant: Foodmaker, Inc.
To permit the con-
struction of a drive-thru restaurant in the C-4
Highway Commercial District. Located•at the north-.
east corner of Beach Blvd. and Ellis Ave. Legal
description on file in the Planning Department Office.
The hearing was
opened to the audience.
Edward Bailey and
Edmond LeBer, Jr., representing the applicant addressed
the Board and discussed driveway locations, parking
requirements and landscaping.
It was decided
that a revised plot plan should be submitted for
review at a later meeting.
There being no
further comment,the hearing was closed.

A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY COOK TO CONTINUE USE PERMIT NO. 68-22
UNTIL JULY 31, 1968 TO ALLOW THE APPLICANT TIME TO
SUBMIT A NEW PLAN.

ADMINISTRATIVE REVIEW NO. 68-18
Applicant: Irving Snyder
To permit a variation in the screening
wall as required by Section 9792.1.1.1 of the Huntington
Beach Ordinance Code. Located on the northwest corner
of Adams Ave. and Magnolia Street. Legal description
on file in the Planning jDepartment Office.
The hearing was opened to the audience.
Norris Desatoff, architect, answered
various questions regarding the proposal.
There being no further comment, the
hearing was closed.

A MOTION WAS MADE BY MCFARLAND AND
SECONDED BY PALIN TO APPROVE ADMINISTRATIVE REVIEW NO.
68-18 SUBJECT TO THE FOLLOWING CONDITIONS:
1. A minimum 18" high screen wall shall be constructed
3 ft. from the front property line with pileasters
on the front property line.
2. A Precise Plan shall be submitted to the Planning
Department for approval prior to issuance of
building permits.
