A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY PALIN TO APPROVE USE PERMIT NO. 68-16 SUBJECT
TO THE FOLLOWING CONDITIONS:
1. Ellis Avenue and Modale Street shall be dedicated and
fully improved to City Standards at the time said
parcel is developed. Improvements shall include street
trees, street signs, street lights and fire hydrants.
2. Water supply shall be through the City Of Huntington
Beach's water system at the time said parcel is developed.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time said parcel is developed.
4. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
'Department.
5. The property shall participate in the local drainage
assessment district"at the time said parcel is developed.
6. Preliminary and final soil reports shall be submitted
by an approved private soils engineer to the City prior
to issuance of building permits.
7. All utilities shall be installed underground at the time
said parcel is developed.
8. Off-street parking facilities shall conform to Article 979.

68-20 SUBJECT TO THE FOLLOWING CONDITIONS:

separate parcels located at the northeast corner of Golden -
west Street and Ellis Avenue. Legal description on _file

parcel is=developed. Improvements shall include street
trees, street lights, street -signs and fire hydrants.

dedicated to City Standards and improved as required
by Department of Public Works.; Improvements shall
include street trees, street signs, street lights
and fire hydrants.
2. Street sections shall be determined by soil "R"
value and traffic index.
