Located at the southwest corner of Edwards St. and McFadden Ave. in the C2 Community Business District. To permit the construction of a 25 unit apartment complex in the R3 Limited Multiple Family Residence District. Located on the east side of Cameron Street, 516 feet north of Newman Avenjan and legally described as Lot 16, Tract 405; except the south 15 feet thereof. The hearing was opened to the audience. Jack Koebig, John Adams, and G. A. Bauman representing Condesco Inc. addressed the Board and present ed a rendering of the proposal. Lyle Weaver, adjacent property owner, questioned the placement of the driveway. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY SPENCER AND SECONDED BY JONES TO APPROVE USE PERMIT NO. 68-29 SUBJECT TO THE FOLLOWING CONDITIONS: 1. Cameron Street shall be dedicated and fully improved to City Standards. Improvements shall include street trees, street signs, street lights and fire hydrants. 2. Water supply shall be through the City of Huntington Beach's water system. 3. Sewage disposal shall be through the City of Huntington Beach's sewage system. 4. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 5. The property shall participate in the local drainage assessment district. 6. All utilities shall be installed underground. 7. No structures, other than those shown on the approved plot plan, shall be constructed within the project. 8. All applicable City Ordinances shall be complied with.
