were accepted as transcribed.
DIVISION OF LAND NO. 68-31 - Continued
Applicant: Patrick Ballenger
To allow a division of land into
two separate parcels. Located on
the east side of Elm Street,
approximately 500 ft. south of
Cypress Street. Legal description
on file in the Planning Department
Office.
The hearing was opened to the
audience. There being no one present to speak for or
against the matter, the hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY McFARLAND TO APPROVE DIVISION OF LAND NO.
68-31 SUBJECT TO THE FOLLOWING CONDITIONS:
1. Provisions shall be made to extend Keelson Lane to
Elm St.; such extension shall be dedicated and fully
improved to City Standards at the time each parcel is
developed. Improvements shall include street trees,
street signs, street lights and fire hydrants.
2. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is
developed.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is
developed.
4. The water, sewer, and fire hydrant system shall be
approved by the Department of -Public Works and Fire
Department.
5. The property shall participate in the local drainage
assessment district at the time each parcel is developed.
6. A Parcel Map shall be filed with the City and recorded.
7. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the
conditions listed above.

8. The property line between parcels 1 and 2 shall conform
to the centerline of the precise planned street.

Street, approximately 260 ft. south of

The hearing was opened to the audience
on Conditional Exception No. 68-53, Division of Land No. 68-33
and Use Permit No. 68-32 in conjunction.
Mr. Konsmo and Mr. Marquard, repre-
senting the applicant, addressed the'Board and answered various
questions regarding landscaping, parking and wall requirements.
The necessity of a division of land was discussed.

TO THE FOLLOWING CONDITION:

1. At such time as the property to the east develops,
parking requirements shall be reviewed and additional
parking provided if it is necessary.

SECONDED BY COOK TO CONTINUE DIVISION OF LAND NO. 68-33
UNTIL SUCH TIME AS THE PROPERTY TO THE EAST DEVELOPS IN
ORDER TO ALLOW A BETTER DETERMINATION AS TO WHERE THE
PROPERTY LINE SHOULD BE LOCATED.

A MOTION WAS MADE BY McFARLAND AND
SECONDED BY COOK TO APPROVE USE PERMIT NO. 68-32 SUBJECT
TO THE FOLLOWING CONDITIONS:
1. Brookhurst Street shall be dedicated and fully improved
to City Standards. Improvements shall include street
trees, street signs, street lights and fire hydrants.
2. Water supply shall be through the City of Huntington
Beach's water system.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
4. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
5. A 10 ft. wide drainage easement shall be provided along
the -westerly property line.
6. The property shall participate in the local drainage
assessment district.
7. A masonry wall shall be constructed along the north,
south and west property lines. The height of said
wall shall be such, that the top will be six (6) feet
above the highest ground surface within twenty (20)
feet of the common property line.
8. No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
9. All applicable City Ordinances shall be complied with.
10. Driveway locations shall be approved by the Traffic
Engineer. 'The'minimum driveway width shall be 25 ft.

required 5 ft. setback. Located
on the west side of Park Street,
approximately 150 ft. north of
Springfield Street. Legally

Tract 12.
The hearing was opened to the
audience. George Putnam, applicant, addressed the Board
and explained the request.

SECONDED BY HARLOW TO APPROVE CONDITIONAL EXCEPTION NO.
68-52 FOR THE FOLLOWING REASON:
1. The side yard will line up with the side yard,of
the existing dwelling.

MISCELLANEOUS:

Review of Plot Plan for Tract
No. 6453.
Bill Lusk, applicant, addressed
the Board and discussed the garage setbacks within the
tract.
It was decided that a 72 ft.
garage setback would be maintained wherever possible.
It was also agreed that the houses on several lots
would be relocated in order to comply with the
setback requirements. '
