Applicant: First Western Bank
To permit construction and
operation of a bank in the C4 Highway Commercial
District. Located on the east side of Goldenwest
Street, approximately 146 ft. north of Warner Avenue.
Legal description on file in the Planning Department
Office.
The hearing was opened to the
audience.
A representative for First
Western Bank, addressed the Board and answered
questions pertaining to the easement located on
the adjacent property which would provide access
to the parking area for the service station and
proposed bank building.
Mr. Landis, addressed the
Boar-d_;and,,further ,explained the future parking,area
for the proposed bank building and the service
station site.
There being.no further comment,
the hearing was closed.
Board discussion followed
pertaining to the service station site on the adjacent
lot;and the need -for a division of land application
and improvements for the proposed site.
It .was .the consensus of the
Board --to continue Use Permit No. 68-38 to October
23, 1968, to allow time.for.the applicant to submit
more detailed parking layout for the entire parcel.

To permit expansion of an
existing convalescent hospital into an 81 bed specialized hospital.
Located on the east side of Delaware Street, approximately 271 ft.
south of Main Street in the R5 Office Professional District. Legal
description on file in the Planning Department Office.
The hearing was opened to the
audience.
The applicant addressed the
Board and explained the request. He stated that the main access
to the hospital would eventually be oriented toward Stang Lane.
He also stated that access would be provided to the parking lot
from Delaware Street through the parking lot of the -professional
building proposed-for,construction,on the property north of the
existing convalescent hospital.
There being no further comment,
the hearing was closed.

A MOTION WAS MADE BY HARLOW
AND SECONDED BY COOK TO APPROVE USE PERMIT NO. 68-39 SUBJECT TO
THE FOLLOWING CONDITIONS:.,,,
1. Delaware Strett" and 'Stang' -Lane *shal`l be dedicated and fully
improved to City' -Standards. Improvements shall include street
trees, street signs,- street lights and fire,hydrants.
2. Water supply shall be through the City of Huntington Beach's
water system at the time said parcel is developed.
3. Sewage disposal shall be through the City of Huntington Beach's
sewage system at the time said parcel ls'developed.
4. The water, sewer, and fire hydrant system shall be approved by
the Department of Public Works and Fire Department.
5. The property shall participate in the local drainage assessment
district at -the -time said parcel is developed.
6. Off-street parking facilities shall -conform to'Article-979.
7. A masonry wall shall be constructed along all abutting property
zoned for residential purposes. The height of said wall shall
be such, that the top will be six (6) feet above..the highest
ground surface -within. --.twenty (20) .feet of the common property
line. I
8. All applicab'le'City Ordinances shall be complied with.
9. A Division of Land application, causing the consolidation of
the separate parcels of land, shalh be filed with the City,
approved and recorded prior to issuance of building permits.
10. The driveway along the south property line shall be,designated
as an "emergency drive" and a chain or other physical barrier
as approved by the Fire Department shall be installed to restrict
access.

District. Located on the south side of Hamilton
Avenue, approximately 210 ft. east of centerline of
Bushard Street. Legal description on file in the
Planning Department Office.
The hearing was opened to the
audience.
Mr. Taube, applicant, addressed
the Board and -explained the proposal.
There being no further comment,
the hearing was closed.

A MOTION WAS MADE BY HARLOW
AND SECONDED BY MCFARLAND TO APPROVE USE PERMIT NO.
68-40 SUBJECT TO THE FOLLOWING CONDITIONS:

-dedicated and fully improved to City"Standards,
at the time each parcel is developed. -Improve--

FOR THE FOLLOWING REASONS:

an irregular shape.

SUBJECT TO THE FOLLOWING CONDITION:
1. A planter shall be provided between the drives on Beach Boulevard
in addition to the planter shown on Adams Avenue.

1. There is insufficient room on Adams Avenue to
provided all the required landscaping, thus the

DIVISION OF LAND NO. 68-34

To allow a division of land
into 3 separate parcels. Located at the southeast
corner of Beach'Boulevard and -Terry Drive. Legal
description -on file in the Planning Department Office. -
The hearing was opened to the
audience.
There being no one present to
speak for or against the matter, the hearing was
closed.
Board discussion followed.
The Board discussed the proposed division of land.
It was their consensus that access to Terry Drive
will adequately handle any additional traffic
generated from the parcel fronting on Terry Drive
and that a second means of access to Beach Boulevard
is unnecessary and undesirable as determined by the
Traffic Engineer.
A MOTION WAS MADE BY COOK AND
SECONDED BY HARLOW TO APPROVE DIVISION OF LAND NO.
68-34 SUBJECT TO THE FOLLOWING CONDITIONS:
1. Beach Boulevard and Terry Drive shall be dedicated
and fully improved to City and State Standards
at the time each parcel is developed. Improvements
shall include street trees, street signs, street
lights, fire hydrants, sewer and water main
extensions.
2. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is
developed.
3. Sewage disposal shall be through the City of
Huntington Beach's sewage system at the time each
parcel is developed.
4. The water, sewer and fire hydrant system shall be
approved by the Department of Public Works and
Fire Department.
5. The property shall participate in the local
drainage assessment district at the time each
parcel is developed.
6. The flood control channel shall be fenced to
Flood Control District Standards and City Standards
at the time each parcel is developed.
7. All utilities shall be installed underground.
8. A Parcel Map shall be filed with the City and
recorded.

9. The Division of Land shall not be effective until an agreement
is signed and recorded agreeing to the conditions listed above.
