SUBJECT TO THE FOLLOWING CONDITIONS:
1. Edinger Avenue shall be dedicated and fully improved
to City Standards at the time each parcel develops.
Improvements shall include street trees, street lights,
fire hydrants and sewer and water main extensions.-
2. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is de-
veloped.
3.- Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is
developed.,
4. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
5. Easements for utilities or walkways shall be provided
to Department of Public Works Standards.
6. The property shall participate in the local drainage
assessment district at the time each parcel is
developed.
7. All utilities, shall be installed underground at the
time each parcel is developed.
8. A Parcel Map shall be filed with the City and recorded.
9. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the
conditions listed above.

NO. 68-67 FOR THE FOLLOWING REASON:
1. Each lot has over 800 sq. ft. of open area with a
minimum dimension of 20 ft. and the loss is offset
by -an area along side each garage, having approxi-
mately 300 sq. ft. with a minimum dimension between
14 and 16 ft.
It was decided that this reduction
could be allowed on approximately 50 percent of the lot
provided however, that should the lots requiring this
exception be revised from those shown on the plot plan
approved, then a new plan would be submitted to the
Board for their review.
