MCFARLAND AND SECONDED BY PALIN TO APPROVE USE PERMIT
NO. 68-47 SUBJECT TO THE FOLLOWING CONDITIONS:
1. Stang Lane shall be dedicated and fully improved
to City Standards at the time said parcel is de-
veloped. Improvements shall include street trees,
street signs, street lights and fire hydrants.
2. Water supply -shall be through the City of Huntington
Beach's water system at the time said parcel is
developed.
3. Sewage disposal shall be through the City of
Huntington Beach's sewage system at the time
said parcel is developed.

4. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
5. The property shall participate in the local drainage
assessment district at the time said parcel is developed.
6. Preliminary and final soil reports shall be submitted by
an approved private soils engineer to the City prior to
issuance of building permits.
7. All utilities shall be installed underground at the time
said parcel is developed.
8. Off-street parking facilities shall conform to Article
979.
9. Parking compounds shall be screened with a combination
of fencing and landscaping. Said plan shall be approved
by the Planning Department.
10. A masonry wall shall be constructed along all abutting
property zoned for Residential purposes. The hei ht of
said wall shall be such that the top will be six 6) feet
above the highest ground surface within twenty (20) feet
of the common property line.
11. All applicable City Ordinances shall be complied with.
12. A division of Land application, causing consolidation
of the separate parcels of land held under the same
ownership, shall be filed with the City, approved and
recorded.

WITH THE FOLLOWING CONDITIONS:
1. Bushard St. and Hamilton Ave. shall be dedicated
and fully improved to City Standards at the time
said parcel is developed. Improvements shall include
-street trees, street signs, street lights and fire
hydrants.
2. Water supply shall be through the City of Huntington
Beach's water system at the time said parcel is
developed.
3. Sewage disposal shall�be through the City of Hunt-
ington Beach's sewage system at the time said parcel
is developed.
4. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.

1. Lyndon St., Manuel Dr. and Nichols St. shall be dedicated
and fully improved to City Standards at the time Parcel No. 1
is developed. Improvements shall include street trees, street
signs, street lights and fire hydrants.
2. Water supply shall be through the City of Huntington Beach's
water system at the time each parcel is developed.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
4. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works _and Fire Department.
5. Easements for utilities or walkways shall be provided to
Department of Public Works Standards.

25 ft. x25 ft. triangular area at the intersection
of streets.
10. The Flood Control Channel shall be fenced to Flood
Control District Standards at the time Parcel No. 1
is developed.
11. All applicable City Ordinances shall be complied
with.
12. A Parcel Map shall be filed with the City and
recorded.
