To permit the construction of island canopies to encroach to within a 110" setback of the front and exterior side property lines. Located at the southwest corner of Bolsa Chica St. and Edinger Ave. Legal description is on'file in the Planning Department Office. A letter from the applicant requesting a continuance of Conditioal Exception No. 68-70 till December 11, 1968, was read by the Chairman. 'The hearing was opened to the audience. the hearing was closed. There being no further comment, Board discussion followed. To permit a division of land into two separate parcels each having over the required minimum frontage. Located at the northwest corner of Warner Ave. and Cannery St. Legal description is on file An.the Planning Department Office. The hearing was opened to the audience. Robert Harvey, representing the applicant, addressed the Board and various questions were asked. the hearing was closed. There being no further comment, Board discussion followed. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY PALIN THAT DIVISION OF LAND NO. 68-46 BE AP- PROVED WITH CONDITIONS AS OUTLINED. 1. Warner Ave. and Magnolia St. shall be dedicated and fully improved to City and/or State Standards at the time each parcel is developed. Water supply shall be through the City of Huntington Beach's water system at the time each parcel is developed. 3. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 5. The flood control channel shall be fenced to Flood Control District Standards and City Standards at the'time each parcel is developed. 6. The property shall participate in the local drainage assessment district at the time each parcel is developed. 7. Preliminary and final soil reports shall be submitted by an approved private soils engineer to the City prior to issuance of building permits. 8. All utilities shall be installed underground at the time each parcel is developed. 9. Fire alarm system conduit and appurtenances shall be in- stalled by the developer at locations and to specifications provided by the Fire Department. 10. All applicable City Ordinances shall be complied with. 11. A Parcel Map shall be,filed with the City and recorded. 12. The Division of Land shall not be effective until an agree- ment is signed and recorded agreeing to the conditions listed above. 13. The LPG Tank at Property Line on Union Oil'Gas Station property shall be moved on Parcel #1 to the satisfaction of the Fire Marshal. Ellis Ave. shall be dedicated and fully improved to City Standards at the time said parcel is developed. Im- provements shall include street trees, street signs, street lights and fire hydrants. 2. Water supply shall be through the City of Huntington Beach's water system at the time said parcel is de- veloped. 3. Sewage disposal shall be through the City of Hunt- ington Beach's sewage system at the time said parcel is developed. 4. The property shall participate in the local drainage assessment district at the time said parcel is developed. 5. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department.-' 6. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY PALIN TO CONTINUE USE PERMIT NO. 68-45 UNTIL THE JANUARY 22, 1969, MEETING FOR THE FOLLOWING REASON: 1. The City Council had continued the applicant's zone change request at Public Hearing to January 20, 1969, at the request of the applicant. Board discussion followed. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY PALIN TO APPROVE DIVISION OF LAND NO. 68-48 WITH CONDITIONS AS OUTLINED: 1. Graham Street shall be dedicated and fully improved to City Standards at the time each parcel is developed. Graham Place shall be dedicated to "Standards and improved as required by the Department of Public Works. Improve- ments shall include the street trees, street signs, street lights and fire hydrants. 2. Street sections shall be determined by soil "R" value and Traffic Index. 3. Water supply shall be through the City of Huntington Beach's water system at the time each parcel is developed. 4. Sewage disposal shall be through the City of Huntington Beach's sewage system at the time each parcel is developed. 5. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 6. The property shall participate in the local drainage assessment district at the time each parcel is developed. 7.
