in width between driveways on north property line.
2. The required parking shall be striped.

A MOTION WAS MADE BY PALIN
AND SECONDED BY SPENCER TO APPROVE DIVISION OF LAND NO. 68-49
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Beach Blvd. and Adams Ave. shall be dedicated and fully
improved to City and/or State Standards at the time each
parcel is developed. Improvements shall include street
trees, street signs, street lights, fire hydrants and
sewer and water main extension.
2. Water supply shall be through the City of Huntington Beach's
water system at the time each parcel is developed.
3. Sewage disposal shall be through"the City of Huntington
Beach's sewage system at the time each parcel is'developed.
4. The water, sewer, and fire hydrant system shall be approved
by the Department of Public -Works and Fire Department.
5. All utilities shall be installed underground.
6. A Parcel Map shall be filed with the City and recorded.
7. The Division of Land shall not be effective until an agree-
ment is signed and recorded agreeing to the conditions.

Mr. Williams addressed the
Board. Mrs. Shupe, the abutting property owner also addressed
the Board and stated she had not seen the plot plan before the
meeting.

AND SECONDED BY SPENCER TO APPROVE USE PERMIT NO. 68-52
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Atlanta Ave. shall be dedicated and fully improved
to,City Standards. Improvements shall include
street trees, street lights, fire hydrants and
sewer and water main extensions.
2. Water supply shall be through the City of Huntington
Beach's water system.
3. Sewage disposal shall be through the City of
Huntington Beadh's sewage system.
4. The water, sewer and fire hydrant system shall
be, approved by -the Department of Public Works
and Fire Department.
5. The property shall participate in the local
drainage assessment district.
6. Preliminary and final soil reports shall be,.sub-
mitted by an approved private soils engineer to
the City prior to issuance of building permits.
7. All utilities shall be installed underground.
8. Trash storage areas shall be shown on the plot
plan prior to issuance of building permits.
9. Off-street parking facilities shall conform to
Article 979.
10. No structures, other than those shown on the
approved plot plan, shall be constructed within
the project.
11. All applicable City Ordinances shall be complied
with.
12. An agreement shall be entered into between the
abutting owners for construction of a common -
drive. Said agreement shall remain in effect
for as long as such drive is required to'meet
City Standards and that such agreement be filed
with the City Recorder.

AND SECONDED BY SPENCER TO APPROVE USE PERMIT NO. 68-53 SUBJECT
TO THE FOLLOWING CONDITIONS: „
1. Brookhurst St. shall be fully improved to City Standards.
Improvements shall include street trees, street signs,
street lights and fire hydrants.
2. Water supply shall be through the City of Huntington Beach's
water system.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
4. The water,- sewer -,-and -fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
5. Easements for utilities or walkways shall be provided to
Department of. -.Public Works -Standards.
6. All buildings on lots abutting a City easement shall be set
back five .(55) feet from -the edge of such easement.
7. The property shall participate in -the local drainage assess-
ment district..
8. All utilities shall be installed underground.
9. Off-street parking facilities shall conform to Article 979.
10. No structures, other than those shown on the approved plot
plan, shall be constructed within the project.
11. All applicable City Ordinances shall be complied with.
12. Driveway locations shall be approved by the Traffic Engineer.
13. Minimum driveway widths shall be 25 feet.
14. Access shall -.be provided.to the frontage road on north side
of property.
15. Use Permit No. 68-30 shall become null and void upon the
effective date of Use Permit No. 68-53.

Suburban Residential District.

AND SECONDED BY PALIN TO RECOMMEND APPROVAL OF USE
VARIANCE 6171 ON THE FOLLOWING CONDITION AND INSTRUCT
THE SECRETARY TO WRITE A LETTER TO THE ORANGE COUNTY
PLANNING COMMISSION INFORMING THEM OF THEIR RECOM-
MENDATIONS.
1. The variance shall comply with the standards
recommended in the Sunset Beach-Surfside
study.
