property line in deviation to the -required 10 ft. rear
yard setback. Located east of Brookhurst St., on the
north side of Kamu.ela Dr., Legally described as Lot 4

SECONDED BY SPENCER TO CONTINUE CONDITIONAL EXCEPTION
NO. 68-57 TO JANUARY 22, 1969, -FOR THE FOLLOWING REASON:
1. To allow the Planning Department time to prepare a
code amendment to be submitted to the Planning
Commission which will allow a reduction in the rear
yard setback when abutting permanent open space.

FOR THE FOLLOWING REASON:

-maintained a minimum dimension within such open space
of 272 ft.

SITE PLAN ADJUSTMENTS.

The hearing was opened to
the audience.
Wally Arnold, representing
the applicant, addressed the Board and explained the proposal.
Robert Haynes, adjacent
property owner, addressed the Board and questioned future
street widths of Delaware St. and Frankfort Ave.

A MOTION WAS MADE BY PALIN AND
SECONDED BY SPENCER TO APPROVE PLOT PLAN AMENDMENT NO.
68-9 UPON THE FOLLOWING CONDITIONS:
1. 'Delaware St. & Frankfort Ave. shall -'be dedicated
to City standards.
2. Delaware -St. and Frankfort Ave. shall be improved
to City Standards. Improvements shall include
street trees, street signs, street lights and fire
hydrants.
3. Water supply shall be through the City of Huntington
Beach's water system at the time said parcel is
developed.
4. Sewage disposal shall be through the City of
Huntington Beach's sewage system at the time said
parcel is developed.
5. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and
Fire Department.

6. Easements for utilities or walkways shall be pro-
vided to Department of Public Works Standards.
7. The property shall participate in the local drainage
assessment district at the time said parcel is de-'
veloped.
8. All utilities shall be installed underground at the
time said parcel is developed.
9. A lighting system shall be installed within the
project equal in illumination to lighting on
public street. A lighting plan shall be submitted
to the Department of Public Works for approval.
10. The structural street section of all private drives
shall be,approved by the Department of Public Works.
11. A masonry wall shall be constructed along the south
and east and west property line. The height of
said wall shall be such, that the top will be 6 ft.
above the highest ground surface within 20 ft.- of
the common property line.
12. All applicable City Ordinances shall be complied
with.

having a combined area of 104.6 sq. ft., in lieu of the
maximum 75 sq. ft. permitted by ordinance and to permit
one 40 sq. ft. off -site sign where no off -site signs are
permitted,

SPENCER AND SECONDED BY PALIN TO APPROVE CONDITIONAL EXCEP-
TION NO. 68-73 WITH THE FOLLOWING CONDITIONS:
1. The sign Al and C on Goldenwest St. shall be placed 3 ft.
back from the property line.
2. The 40 sq. ft. sign "B" on the southeast corner of 30 ft.
easement and Warner Ave. shall be deleted for the following
reasons:
1. This is a temporary use.
2. The area of free-standing identification sign
only exceeds that permitted by ordinance by 4 Sq.Ft.

DIVISION OF LAND NO. 68-50

To allow a division of land
into four (4) separate parcels. Located at the southeast corner
of Yorktown Ave. and Delaware St. Legal description is on file
in the Planning'Department Office.

A MOTION WAS MADE BY PALIN
AND SECONDED BY SPENCER TO APPROVE DIVISION OF LAND NO. 68-50
WITH THE FOLLOWING CONDITIONS:
1. Delaware Street and Yorktown Avenue and England Street
shall be dedicated and fully improved to City Standards
at the time each parcel is developed. Improvements shall
include street trees, street signs, street lights and
fire hydrants.
2. All vehicular access rights to Delaware Street and York-
town Avenue, except at street intersection shall be
dedicated to the City of Huntington Beach.
3. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is developed.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
5. The water, sewer, and fire hydrant system shall be approved
by the Department of -Public Works and Fire Department.
6. The property shall participate in the local drainage
assessment district at the time each parcel is developed.
7. Preliminary and final soil reports shall be submitted by
an approved private soils engineer to the City prior to
.{ issuance of building permits.

8. All utilities shall be installed underground at the
time each parcel is developed.
9. Fire alarm system conduit and appurtenances shall
be installed by the developer at locations and to
specifications provided by the Fire Department.
10. Driveway access for Parcels 1 and 3 shall be from
England Street over a common 20 ft. easement on
Parcels 2 and 4 to be developed to Building Depart-
ment standards.
11. All applicable City Ordinances shall be complied
with.
12. A Parcel Map shall be filed with the City and
recorded.
13. Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the
conditions listed above.
