A letter from the applicant,
requesting continuance of Conditional Exception No. 68-72
and Use'Permit No. 68-51, was read by the Secretary.
A MOTION WAS MADE BY SPENCER AND
SECONDED BY JONES TO CONTINUE CONDITIONAL EXCEPTION NO.
68-72 AND USE PERMIT NO. 68-51 UNTIL JANUARY 8, 1969.

To permit a readjustment of pro-
perty line between lots 67 and 68 of Tract 6453. Located
on the west side of Goldenwest Ave —approximately 900 ft.
northeast of Palm Ave. Legal description is --on file in
the Planning Department Office.
The hearing was opened to the
audience.
There being no one present to
represent the applicant, the hearing was closed.
Board discussion was held.
A MOTION WAS MADE BY HARLOW AND
SECONDED BY SPENCER TO APPROVE DIVISION OF'LAND NO. 68-52
SUBJECT TO THE FOLLOWING CONDITION:
1. A parcel map shall be recorded prior to issuance of
building 'permits. '

DIVISION OF LAND NO. 68-50
Applicant: Anthony Bartoli
To allow a division of
land into four (4) separate parcels. Located at the south-
east corner of Yorktown Ave. and Delaware St. Legal de-
scription is on file in the Planning Department Office.
The hearing was opened to
the audience.
There being no one present
to speak for or against the matter, the hearing was closed.
Board discussion was held.
The Secretary informed the
Board Members that this item was originally approved at the
December 18th meeting but the applicant asked for reconsideration
of the condition requiring dedication of vehicular access rights
to Yorktown Avenue, because he was about to obtain a building
permit and that he only needed the Division of Land for financ-
ing purposes.
It was noted that the De-
partment of Public Works reviewed the plan and has no objection
to one driveway on Yorktown Avenue. This is primarily because
the State will be using this property for freeway purposes at
a later date.
Board discussion followed.
A MOTION WAS MADE BY SPENCER
AND SECONDED BY HARLOW TO APPROVE DIVISION OF LAND NO. 68-50
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Delaware Street and Yorktown Avenue and England Street
shall be dedicated and fully improved to City Standards
at the time each parcel is developed. Improvements shall
include street trees, street signs, street lights and fire
hydrants. ,
2. Vehicular access rights to Delaware Street shall be dedi-
cated to the City of Huntington Beach.
3. Vehicular access rights to Yorktown Avenue, except for
one driveway location, shall be dedicated to the City
of Huntington Beach.
4. Water supply shall be through the City of Huntington Beach's
water system at the time each parcel is developed.
5. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
6. The water,'sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
7. The property shall participate in the local drainage assess-
ment district at the time each parcel is developed.
8. Preliminary and final soil reports shall be submitted by
an approved private soils engineer to the City prior to
issuance of building permits.
9. All utilities shall be installed underground.

10. Fire alarm system conduit and appurtenances shall
be installed by the developer at locations and to
specifications provided by the Fire Department.
11. All applicable City Ordinances shall be complied
with.
12. A parcel map shall be filed with the City and
recorded.
13. Division of land shall not be effective until an
agreement is signed and recorded agreeing to the
conditions listed.above.
