DISCUSSION: Code Amendment No. 69-4 Residential Building Heights The Acting Secretary reviewed Code Amendment No. 69-4 and informed the Commission that subject amendment had been referred back for further review and possible addition to the Rl zone by including provisions for three story structures in such zone, subject to a use permit. The Acting Secretary informed the Commission that it was the City Council's desire to incorporate this provision into the code amendment. Commission discussion followed. A MOTION WAS MADE BY DUKE AND SECONDED BY BOKOR TO AMEND CODE -AMENDMENT NO 69-4 BY ADDING SECTION 9102.6.1(c) TO -ALLOW THREE STORY STRUCTURES IN ANY R1 ZONE SUBJECT TO THE ISSUANCE OF A USE PERMIT BY THE BOARD OF ZONING ADJUSTMENTS, AND RECOMMEND ADOPTION BY THE CITY COUNCIL. ROLL CALL VOTE: AYES: Bazil, Bokor, Duke, Porter NOES: None ABSENT: Slates, Miller, Tom THE MOTION CARRIED. DISCUSSION: Code Amendment No. 69-2 Planned Residential Developments The Acting Secretary informed the Commission that this amendment was referred back for further review with the possibility of imposing a minimum 5000 sq. ft. lot for single family detached homes when such lots abut common open space. Commission discussion followed. A MOTION WAS MADE BY BOKOR AND SECONDED BY PORTER TO AMEND CODE AMENDMENT NO 69-2 BY ADDING A PROVISION FOR A MINIMUM 5000 SQ. FT. LOT FOR DETACHED HOMES WHERE SUCH LOTS ABUT COMMON OPEN SPACE, AND RECOMMEND ADOPTION BY THE CITY COUNCIL. Planning Commission Tuesday, May 27, 1969 Page No. 2 REVIEW MASTER PLAN OF LAND USE Jere Murphy gave a presentation of the Master Plan and pointed out problem areas that are being created by the coast freeway alignment especially in the Gothard Street area. Commissioner Porter asked whether Westminster would agree to any adjustment of boundary lines. Commissioner Porter was informed that the boundary realignment as presented by Huntington Beach was unacceptable at this time by the City of Westminster. The Sunset Beach area was discussed and it was agreed that a master plan of this area would require coordination between residents of the area and the City. -'- Multiple family areas as shown on the Master Plan were discussed and Mr. Murphy informed the Commission such areas will be used up in about 2 years if construction continues at the present rate. He also pointed out that the Master Plan should be viewed from this aspect and changes should be made accordingly. The Acting Secretary informed the Commission that a list of goals and objectives to implement the Master Plan would be presented at a later date for discussion. Richard A.
