Wednesday, June 25, 1969 BOARD MEMBERS PRESENT: McFarland, Cook, Harlow BOARD MEMBERS ABSENT: None MINUTES: June 4, 1969, were accepted as transcribed. USE PERMIT NO. 69-35 Applicant: Faith Lutheran Church To permit the construction of addi- tional classroom facilities in conjunction with an existing church in the R3 Limited Multiple Family Residence District. Located on the south side of Ellis Ave. approximately 900 ft. east of Beach Blvd. A legal description is on file in the Planning Department Office. The hearing was opened to the audience. Rev. DeLang, representing the appli- cant, addressed the Board and answered various questions. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY COOK TO APPROVE USE PERMIT NO. 69-35 WITH THE FOLLOWING CONDITION: 1. All applicable City ordinances shall be complied with. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow NOES: None ABSENT: None THE MOTION CARRIED. USE PERMIT NO. 69-36 Applicant: Cadobi Associates To permit the construction and operation of a Kentucky Fried Chicken (take-out food) in the C4 Highway Commercial District. Located on the east side of Brookhurst St. approximately 175 ft. north of Hamilton Ave. A legal description is on file in the Planning Department Office. The hearing was opened to the audience. Mr. C. J. Breuer, representing the applicant, addressed the Board and answered various questions. It was noted that a 10 ft. x 25 ft. parcel of land was also owned by the property owner of the land included in this request but it was not shown on the plot plan. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY HARLOW AND SECONDED BY COOK TO CONTINUE USE PERMIT NO. 69-36 TO JULY 2, 1969, FOR THE REASON: 1. To give the applicant time to resolve the disposition of the 10 x 25 ft. parcel of land shown on the assessor's book as a part of parcel 20. A MOTION WAS MADE BY COOK AND SECONDED BY MCFARLAND TO APPROVE USE PERMIT NO. 69-37 WITH THE FOLLOWING CONDITIONS: 1. Beach Blvd. shall be fully improved to City and State standards. Improvements shall include street trees, street signs, street lights, fire hydrants and sewer and water main extensions. 2. Water supply shall be through the City of Huntington Beach's water system. 3. Sewage disposal shall be through the City of Huntington Beach's sewage system. 4. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. 5. The property shall participate in the local drainage assess- ment district. 6. Soil reports as required by the Building Department shall be submitted to the City prior to issuance of building permits. 7. All utilities shall be installed underground. 8. Off-street parking facilities shall conform to Article 979. 9. No structures, other than those shown on the approved plot plan, shall be constructed within the project. 10.
