CONDITIONAL EXCEPTION NO. 69-48 (Continued)
Applicant: R. Y. Schureman
To permit a variance from the require-
ments of Sect. 9236.9 - Division 9 - Huntington Beach Zoning
Ordinance, Paragraph (c) thereof relating to Minimum Driveway
Requirements, so as to authorize a minimum clear width of 20
ft. in lieu of the required 25 ft., for the length of Mariner
Dr., a private street in excess of 150 ft. Located on the
entire private street known as Mariner Dr. A legal descrip-
tion -is on file in the Planning Department Office. Located
in the R4 Multiple Family Residence District.
The hearing was opened to the audience.
Paul Smith, representing the applicant,
addressed the Board and answered various questions.
It was noted that a field check of the
property indicated that a number of garages were not being used
for parking automobiles and that the first step to solve the
parking problem would be to turn the garages back into useable
parking spaces. It was also noted that it appeared that this
kind of problem can best be handled within the association
rather than involve th�'City at this stage.
A MOTION WAS MADE BY HARLOW TO DENY
CONDITIONAL EXCEPTION NO 69-48 WITHOUT PREJUDICE FOR THE
FOLLOWING REASONS:
1. Existing garages are not being used in many instances.
2. It would be best if the request was worked out within the
association and involve the City only if all else fails.
3. A denial without prejudice will allow the applicant to
refile the application within one year if all efforts of
the association fail.

DIVISION OF LAND NO. 69-19
Applicant: Macco Corporation
To permit the division of land of
a 19.54 acre parcel of land into two separate parcels. Located
on the south side of Warner Ave. 660 ft. west of Edwards St.
A legal description is on file in the Planning Department
Office.
Board discussion was held.
A MOTION WAS MADE BY COOK TO APPROVE
DIVISION OF LAND NO. 69-19 WITH THE FOLL014ING CONDITIONS:
1. Warner Ave., St. George Lane and the easterly extension
of Summerdale Dr. shall be dedicated and fully improved
to City standards at the time each parcel is developed.
Improvements shall include street trees, street lights,
fire hydrants, sewer and water main extensions.

2. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is de-
veloped.
3. Sewage disposal shall be through the City of Hunting-
ton Beach's sewage system at the time each parcel is
developed.
4. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
5. The property shall participate in the local drainage
assessment district at the time each parcel is de-
veloped.
6. Soils reports as required by the Building Department
and Department -of Public Works shall be submitted to
the City prior to issuance of building permits.
7. All utilities shall be installed underground.
8. A Parcel Map shall be filed with the City and recorded
prior to framing inspection of any structure.
9. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the con-
ditions listed above.

MISCELLANEOUS:
USE PERMIT NO. 69-27
Applicant: George Zahler
It was noted that a condition
of approval for Use Permit No. 69-27 required the applicant
to submit a plan showing parking assignments and trash collec-
tion areas and that the plan before the Board complied with
this condition.
A MOTION WAS MADE BY HARLOW
TO=APPROVE THE PLAN AS SUBMITTED.

CONDITIONAL EXCEPTION NO. 69-1
Applicant: Lloyd Mannes
The Board reviewed Conditional
Exception No. 69-1 to determine the number of offstreet parking
spaces to be provided. It was the consensus of the Board that
four employee and four customer parking spaces shall be provided.
I£ any drying or vacuuming facilities were installed, parking
for such facilities shall be provided according to Board of Zon-
ing Adjustments requirements.
