HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

BOARD MEMBERS ABSENT: None
MINUTES: The minutes for August 27, and September 3,,
1969, were accepted as transcribed.
PLOT PLAN AMENDMENT NO. 69-7
Applicant: Thomas Ray
To permit the relocation of a new sanc-
tuary from that originally delineated on the plot plan accom-
panying Use Variance 847 as approved by the City, in the R3
Limited Multiple Family District. Located north of Warner Ave.,
approximately 150 ft. east of Nichols ..St. A legal description
is on file in the Plannint Department Office.
The hearing was opened to the audience.
Thomas Ray, representing the applicant,
addressed the Board and answered various questions.
There being no further comment, the
hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY MCFARLAND AND
SECONDED BY PALIN TO APPROVE PLOT PLAN AMENDMENT NO. 69-7 WITH
THE FOLLOWING CONDITIONS:
1. The plot plan received September 8, 1969, shall be the
approved layout.
2. Warner Ave. shall be dedicated and fully improved to City
standards at the time each parcel is developed. Improve-
ments shall include street trees, street signs, street lights,
fire hydrants, sewer and water main extensions.
3. Water supply shall be through the City of Huntington Beach's
water system at the time said parcel is developed.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time said parcel is developed.
5. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
6. Easements for utilities or walkways shall be provided to
Department of Public Works standards.
7. All buildings on lots abutting a City easement shall be
set back five (5) feet from the edge of such easement.
8. The flood control channel shall be fenced to Flood Control
District standards and City standards at the time said
parcel is developed.
9. The property shall participate in the local drainage assess-
ment district at the time said parcel is developed.
10. Soil reports as required by the Building Department and
the Department of Public Works shall be submitted to the
City prior to issuance of building permits.
11. All utilities shall be installed underground at the time
said parcel is developed.
12. Fire alarm system conduit and appurtenances shall be in-
stalled by the developer at locations and to specifications
provided by the Fire Department.
13. Off-street parking facilities shall conform to Article 979.

14. A masonry wall shall be constructed along the east and west
property line. The height of said wall shall be such that
the top will be six (6) feet above the highest ground sur-
face within twenty (20) feet of the common property line.
Except within the 10 ft. of front property line in which
case the height of said wall shall be reduced to 42 inches.
15. No structures, other than those shown on the approved plot
plan, shall be constructed within the project.
16. All applicable City Ordinances shall be complied with.
17. All applicable conditions of UV No. 847 shall be complied
with.

DIVISION OF LAND NO. 69-30
Applicant: C.V. Colstadt
To permit the division of
land into two legal parcels of a parcel of land in the C2 Com-
munity Business District. Located at the northeast corner of
Indianapolis Ave. and Beach Blvd. A legal description is on
file in the Planning Department Office.
Mr. C. V. Colstadt addressed
the Board and answered various questions.
Board discussion followed.
A MOTION WAS MADE BY COOK
AND SECONDED BY PALIN TO APPROVE DIVISION OF LAND NO. 69-30
WITH THE FOLLOWING CONDITIONS:
1. Beach Blvd. shall be dedicated and fully improved to City
and State standards at the time each parcel is developed.
Improvements shall include street trees, street signs,
street lights, fire hydrants, sewer and water main extensions.
2. Water supply shall be through the City of Huntington Beach's
water system at the time each parcel is developed.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.

by the Department of Public Works and Fire Department.

prior to framing inspection of any structures on any par-
cel.
11. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the condi-
tions listed above.
