BOARD MEMBERS ABSENT: None
USE PERMIT NO. 69-52
Applicant: H B H, Inc.
To permit the expansion of an existing
convalescent hospital into an 80 bed small general hospital -
type 2, in the R5 Office -Professional District. Located on
the east side of Delaware St., approximately 270 ft. south
of Main St. A legal description is on file in the Planning
Department Office.
The hearing was opened to the audience.
It was noted by the Chairman that this
item is being referred to the Planning Commission for decision
at their October 7, 1969, meeting, as per the Planning Commis-
sion policy statement adopted April 15, 1969.
There being no comment, the hearing was
closed.

BY LOVEJOY TO REFER USE PERMIT NO. 69-52 TO THE PLANNING COM-
MISSION FOR DECISION:

USE PERMIT NO. 69-51
Applicant: Martin J. Snow
To permit the construction of an addi-
tional 44 space mobile home park to an existing 195 space
mobile home park in the R5 Office -Professional District. Lo-
cated west of Beach Blvd. and north of Pacific Coast Highway.
A legal description is on file in the Planning Department
Office.
The hearing was opened to the audience.
Mr. Snow and Mr. Daly addressed the
Board and answered various questions.
There being no further comment, the
hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY MCFARLAND AND
SECONDED BY PALIN TO APPROVE USE PERMIT NO. 69-51 WITH THE
FOLLOWING CONDITIONS:
1. The plot plan received September 10, 1969, shall be the
approved layout subject to the Design Review Board's
approval action.
2. Water supply shall be through the City of Huntington Beach's
water system at the time said parcel is developed.
3. Sewage disposal shall be through the City of Huntington
Beach's sewaW system at the time said parcel is developed.
4. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
5. Easements for utilities or walkways shall be provided to
Department of Public Works standards.
6. The property shall participate in the local drainage assess-
ment district at the time said parcel is developed.

7. All utilities shall be installed underground at the time
said parcel is developed.
8. A masonry wall shall be constructed along the northeast
and southwest property line. The height of said wall
shall be such that the top will be six (6) feet above
the highest ground surface within twenty (20) feet of
the common property line. The design and materials of
such wall shall be subject to the Design Review Board's
approval action.
9. There shall be no fence, structure or landscaping construc-
ted or maintained over 32 feet high within a 10 ft. x 10 ft.
triangular area at the intersection of driveways and streets
or within a 25 ft. x 25 ft. triangular area at the inter-
section of streets.
10. No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
11. A lighting system shall be installed within the project
equal in illumination to lighting on public streets. A
lighting plan shall be submitted to the Department of
Public Works for approval.
12. The structural street section of all private drives shall
be approved by the Department of Public Works.
13. All applicable City Ordinances shall be complied with.
14. Pacific Coast Highway shall be dedicated and fully im-
proved to City and State standards at the time each parcel
is developed. Improvements shall include street trees, street
lights, fire hydrants, sewer and water main extensions.
15. Parking shall be restricted along the westerly side of the
street parallel to Pacific Coast Highway.

of Beach Blvd., approximately 600 ft. north of Indianapolis
Ave. A legal description is on file in the Planning Department

DIVISION OF LAND NO. 69-31
Applicant: Tri State Engineering Co.
To permit the division of a parcel
of land into two legal parcels in the C4 Highway Commercial
District. Located on the northerly corner of Pacific Coast
Highway and Warner Ave. A legal description is on file in
the Planning Department Office.
There was no one present to represent
the applicant.
The Board discussed the item.
A MOTION WAS MADE BY MCFARLAND AND
SECONDED BY PALIN TO APPROVE DIVISION OF LAND NO. 69-31
WITH THE FOLLOWING CONDITIONS:
1. Warner Ave. and Pacific Coast Highway shall be dedicated
and fully improved to City and State standards at the
time each parcel is developed. Improvements shall include
street trees, street signs, street lights, fire hydrants,
sewer and water main extensions.
2. Water supply shall be through the City of Huntington Beach's
water system at the time each parcel is developed.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
4. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.

stalled by the Fire Department.
10. All applicable City Ordinances shall be complied with.
11. A Parcel Map shall be filed with the City and recorded
prior to framing inspection of any structures on'any
parcel.
12. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the condi-
tions listed above.
