Wednesday, December 3, 1969 BOARD MEMBERS PRESENT: McFarland, Cook, Harlow ADMINISTRATIVE REVIEW NO. 69-25 - Continued Applicant: Carpenters Local Union No. 1453 To permit the construction of an 18.75 sq. ft. identification sign. Located on the south side of Atlanta Ave. approximately 1600 ft. east of Beach Blvd. in the R3 Limited Multiple Family District. There was no one present to represent the applicant. It was noted by the Secretary that this item was discussed with the applicant and a continuance had been requested. A MOTION WAS MADE BY HARLOW AND SECONDED BY COOK TO CONTINUE ADMINISTRATIVE REVIEW NO. 69-25 TO DECEMBER 10, 1969. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow THE MOTION CARRIED. CONDITIONAL EXCEPTION NO. 69-90 Applicant: R. E. Cone To permit an addition to an existing garage causing the entrance of such garage to be setback 15 ft. from the front property line in lieu of the required 22 ft. setback for garages entered directly from a street. Located on the west side of Rhone Lane, 217 ft. south of Kim Lane in the R1 Single Family Residence District. Legally described as Lot 22, Tract 4150. The hearing was opened to the audience. Mr. Cone addressed the Board and noted that this situation of a 15 ft. setback from front property line exists in a number of homes in his tract. He also noted that his property is approximately 5 ft. shallower than other properties in the tract. He stated his preference not to build further into his back yard because there was not an excess of property. Also, the easement in the rear of his property is being used by motorcyclists, causing an undesirable situation. There being no further comment, the hearing was closed. Board discussion was held. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY HARLOW TO CONTINUE CONDITIONAL EXCEPTION NO. 69-90 TO DECEMBER 10, 1969, FOR DECISION ONLY TO ALLOW TIME FOR A FIELD CHECK OF THE SUBJECT PROPERTY. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow THE MOTION CARRIED. USE PERMIT NO. 69-66 Applicant: A-M Food Services, Inc. To permit the construction of a restau- rant in the C4 Highway Commercial District. Located on the west side of Beach Blvd., approximately 150 ft. north of MacDonald St. A legal description is on file in the Planning Department Office. The hearing was opened to the audience. There being no further com- ment, the hearing was closed. A MOTION WAS MADE BY HARLOW AND SECONDED BY COOK TO APPROVE USE PERMIT NO. 69-66 WITH THE FOLLOWING CONDITIONS: 1. The plot plan received November 20, 1969, shall be the approved layout. 2. Beach Blvd., MacDonald St. and Holt St. shall be dedi- cated and fully improved to City and/or State standards. Improvements shall include street trees, street lights, fire hydrants, sewer and water main extensions. 3. Water supply shall be through the City of Huntington Beach's water system. 4. Sewage disposal shall be through the City of Huntington Beach's sewage system. 5. The water, sewer, and fire hydrant system shall be approvwd by the Department of Public Works and Fire Department. 6. Easements for utilities or walkways shall be provided to Department of Public Works standards. 7. The property shall participate in the local drainage assessment district. 8. Soil reports as required by the Building Department and the Department of Public Works shall be submitted to the City prior to issuance of building permits. 9. All utilities shall be installed underground. 10. Off-street parking facilities shall conform to Article 979. 11. A masonry wall shall be constructed along the west pro- perty line. The hei ht of said wall shall be such that the top will be six 6) feet above the highest ground surface within twenty (20) feet of the common property line. Except within the front 5 ft. on Holt St. and MacDonald St., in which case the height of said wall shall be reduced to 32 inches. 12. No structures, other than those shown on the approved plot plan, shall be constructed within the project. 13. All applicable City Ordinances shall be complied with. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow THE MOTION CARRIED. ADMINISTRATIVE REVIEW NO. 69-28 Applicant: R. Collato To permit the operation of a Christmas tree lot at Huntington Center. Located at the north side of Edinger Ave. approximately 1500 ft. west of Beach. Blvd. Legal description on file in the Planning Department Office. Mr. Collato addressed the Board and answered various questions. Board discussion was held. A MOTION WAS MADE BY HARLOW AND SECONDED BY COOK TO APPROVE ADMINISTRATIVE REVIEW NO. 69-28 WITH THE FOLLOWING CONDITION: 1. All provisions of Section 9730.25.2 of the Huntington ,Beach Ordinance Code shall be complied with. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow THE MOTION CARRIED.
