Ms. Claire Everson, a nearby
homeowner, addressed the Board and asked to see the plans,
as the wing walls would be visible from her home. She
stated that in some instances these areas had become trash
collection areas. However, if they were enclosed on the
sides, she would have no objection to the wing walls.
There being no other comment,
the hearing was closed.
Board discussion followed.
It was noted by the Secretary
that a code amendment was under consideration by the Plan-
ning Commission which might be a determining factor for
this request.

NO. 69-92 AND CONDITIONAL EXCEPTION NO. 69-93 TO DECEMBER
17, 19699 TO ALLOW TIME FOR THE PLANNING COMMISSION TO
STUDY THESE REQUESTS.

CONDITIONAL EXCEPTION NO. 69-94

To permit the construction of
a room addition to within 5 ft. of the rear property line
in lieu of the required 10 ft. rear yard setback. Located
at 21802 Kiowa Lane in the R1 Single Family Residence Dis-
trict. Legally described as lot 82, Tract 3898.
The hearing was opened to the

Mr. Beum and Mr. Coggan
addressed the Board and answered various questions. He
pointed out that his property was wider but not deeper than
adjacent properties. He also noted that two-story houses
abut his property.
Mr. & Mrs. Rieffanaugh, ad-
jacent property owners addressed the Board and opposed
this request as it would mean a loss of their privacy.
Mrs: Tinsman, adjacent property owner, also opposed this
request because of a loss of privacy. Mrs. Buckland asked
for conformance to City Ordinance.
There being no further com-
ment, the hearing was closed.

FOR THE FOLLOWING REASON:

Applicant: Marnette R. Peek
To permit a division of a parcel of land
into three separate parcels. Located north of Auburn Dr.,
west of Pomona Lane and south of Lafayette Dr. in the RI Single
Family Residence District. Legally described as lot 51, Tract
6716.

BY HARLOW TO APPROVE DIVISION OF LAND NO. 69-42 WITH THE FOLLOW-
ING CONDITION:
1. A Parcel Map shall be filed with the City and recorded
prior to,framing inspection of any structures on any parcel.

DIVISION OF LAND NO. 69-43
Applicant: Roy K. Sakioka
To permit the division of a parcel of
land into two separate legal parcels. Located on the south-
east corner of Adams Ave. and Brookhurst St. in the C2 Com-
munity Business District. A legal description is on file in
the Planning Department Office.
It was noted by the Secretary that the
Planning Commission adopted a resolution to rezone this pro-
perty to C4 and requested the City Council to declare a mora-
torium until the zoning took effect. It was also noted that
the Planning Commission requested that all applications per-
taining to this property be referred to them for decision.
Mr. Sakioka, property owner, Mr. Donald
Stevens, engineer, Mr. Owen Kupfer, attorney, addressed the
Board and answered various questions.
A MOTION WAS MADE BY HARLOW AND SECONDED
BY COOK TO REFER DIVISION OF LAND NO. 69-43 TO THE PLANNING
COMMISSION FOR DECISION AT THEIR DECEMBER 16th MEETING IN THE
COUNCIL CHAMBERS AT 7:00 P.M.
