HomeMy WebLinkAbout1970-02-18MINUTES HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS WEDNESDAY, FEBRUARY 18, 1970 BOARD MEMBERS PRESENT: Administrative Annex 523 Main Street Huntington Beach, California McFarland, Cook, Harlow CONDITIONAL EXCEPTION NO. 70-7 - Continued Applicant: David G. Hartke To permit an addition of a bedroom with 5 ft. 6 in. of the exterior property line in lieu of the required 10 ft., exterior side -yard setback. Located at the southeast corner of Malibu Lane and Banning Avenue in the Rl Single Family Residence District. The Chairman read the request and opened the hearing to the audience. Mr. Hartke, applicant, and Mrs. Bob Creech, property owner, were present and answered various questions. There being no further comment, the hearing was closed. It was noted that other lots in the area siding onto Banning Ave. are only setback 5 ft. from the exterior property line. A MOTION WAS MADE BY COOK AND SECONDED BY HARLOW TO APPROVE CONDITIONAL EXCEPTION NO. 70-7 FOR THE REASON: 1. There are other homes in the area which have 5 ft. setbacks. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow NOES: None THE MOTION CARRIED. CONDITIONAL EXCEPTION NO. 70-8 Applicant: Macco Corp. To permit the construction of six ft. high wood patio fences at six locations having an eight ft. setback in lieu of the required ten ft. front yard setback. Also, the construction of five ft. high block enclosures around power transformers at three locations along front property line in lieu of the required ten ft. setback for such structure. Located on the south side of Warner Avenue, 660 ft. west of Edwards Street. The Chairman read the request and opened the hearing to the audience. -1- 2/18/70 - BZA Minutes: H.B. There being no further Board discussion was held. A MOTION WAS MADE BY HARLOW AND SECONDED BY MCFARLAND TO APPROVE CONDITIONAL EXCEITION 70 -o& FOR THE REASONS: 1. The fence encroachment will provide a better environment for persons residing in the development. 2. The block enclosures will improve the appearance of the transformers which were installed by the power company. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow NOES: None THE MOTION CARRIED. USE PERMIT NO. 70-9 Applicant: Shell Oil Company To permit the construc- tion of a service station in the C4 Highway Commercial District. Located on the southwest corner of Brookhurst St. and Adams Ave. The Chairman read the request and opened the hearing to the audience. Messrs. Martin Zaldo and Ted Moriarty, representing the applicant, were present and addressed the Board. Mr. Zaldo presented a model of the proposed service station. Discussion was held regarding which materials were to be used to coordinate the service station with the proposed buildings to be constructed on the same corner. There being no further comment, the hearing was closed. It was noted that the Planning Commission has requested that all applications for service stations be referred to them for a decision. Board discussion was held. A MOTION WAS MADE BY HARLOW AND SECONDED BY COOK TO REFER USE PERMIT NO. 70-9 TO THE PLANNING COMMISSION MEETING TO BE HELD ON MARCH 17, 1970, AT 7:00 P.M. Located on the south side of Warner Avenue, east of Pacific Electric Railroad Right-of- way. Ron Winterburn and George Easterday, applicant, were present and addressed the board. Discussion was held. Mr. Cook advised the applicant that due to the median strip in the street, there should be one drive -way rather than two. Discussion regarding street improvements was also held. It was felt a revised plot plan should be submitted to the Planning Department for reconsi- deration by the Board at the next regular meeting. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY HARLOW TO CONTINUE DIVISION OF LAND NO. 70-4 TO THE NEXT REGULAR MEETING TO BE HELD ON FEBRUARY 25, 1970. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow NOES: None THE MOTION CARRIED. CONDITIONAL EXCEPTION NO. 69-82 Applj=t: Macco Corp. It was noted that the Board approved Conditional Exception No. 69-82 with the condition that'the carports facing the streets shall be inspected in the field after construction and approved by the Board of Zoning Adjustments prior to issuance of a Certificate of Occupancy. The Chairman informed the Board that the inspection was made and the treatment of the carports is satisfactory. A MOTION WAS MADE BY HARLOW AND SECONDED BY MCFARLAND TO APPROVE THE PLAN AS BUILT IN THE FIELD. ROLL CALL VOTE: AYES: McFarland, Cook, Harlow NOES: None THE MOTION CARRIED.
