HomeMy WebLinkAbout1970-03-18MINUTES HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS Administrative Annex 523 Main Street Huntington Beach, California WEDNESDAY, MARCH 18, 1970 BOARD MEMBERS PRESENT: McFarland, Cook, Harlow CONDITIONAL EXCEPTION NO. 70-11 Applicant: Robert H. Lund To permit the construction of a fence within 10 ft. of. the front property line in lieu of the re- quired 15 ft. front yard setback. Located on the west side of Edgewater Lane, 100 ft. south of Morning Star Drive. The hearing was opened to the audience. As the applicant had not yet arrived, the hearing was closed and tabled until later in the meeting. ADMINISTRATIVE REVIEW NO. 70-2 Applicant: Recreational Vehicles - Dale Turner To permit the sales display of campers, travel trailers, trucks and cars within the 50 ft. front yard setback in a C4 zone. Dale Turner, applicant, addressed the Board and explained the request. Mr. Harlow discussed the sight angle encroachment with the applicant. A MOTION WAS MADE BY MC FARLAND AND SECONDED BY HARLOW TO APPROVE ADMINISTRATIVE REVIEW NO. 70-2 WITH THE FOLLOWING CONDITION: 1. Section 9432.3 of the Huntington Beach Ordinance Code shall be complied with. ROLL CALL VOTE: All ayes. DIVISION OF LAND NO. 70-7 Applicant: Weacco, Inc. To allow a division of land into three separate parcels. Located on the northeast corner of Gothard Street and Heil Avenue. Mr. Charles Willess, representing the applicant, addressed the Board and explained the request. Discussion was held pertaining to the 30 ft. wide strip of land extending from Parcel 2 across the northerly boundary of Parcel 3. A MOTION WAS MADE BY HARLOW AND SECONDED BY MC FARLAND TO APPROVE DIVISION OF LAND NO. 70-7 WITH THE FOLLOWING CONDITIONS: -1- 3/18/70 - BZA Minutes: H.B. Board of Zoning Adjustments Wednesday, March 18, 1970 Page No. 2 1. Gothard Street and Heil Avenue shall be dedicated and fully improved to City standards at the time each parcel is developed. Improvements shall include street trees, street signs, street lights, fire hydrants, sewer and water main extensions. 2. Water supply shall be through the City of Huntington Beach's water system at the time each parcel is developed. 3. Sewage disposal shall be through the City of Huntington Beach's sewage system at the time each parcel is developed. 4. The water, sewer, and fire hydrant system shall be approved by the Department of Public Works and Fire Department. S. Easements for utilities or walkways shall be provided to Department of Public Works standards. 6. All buildings on lots abutting a City easement shall be set back five (5) feet from the edge of such easement. 7. The property shall participatein the local drainage assessment district at the time each parcel is developed. 8. Soil reports as required by the Building Department and the Department of Public Works shall be submitted to the City prior to issuance of building permits. 9. All utilities shall be installed underground. 10. Fire alarm system conduit and appurtenances shall be installed by the developer at locations and to specifications provided by the Fire Department. 11. A Parcel Map shall be filed with the City and recorded prior to framing inspection of any structures on any parcel. 12. The Division of Land shall not be effective until an agree- ment is signed and recorded agreeing to the conditions listed above. 13. The 30 ft. wide strip of land on Parcel 2 extending westerly to Gothard Street shall be deleted and included as a part of Parcel 3. ROLL CALL VOTE: All ayes. CONDITIONAL EXCEPTION NO. 70-11 Robert H. Lund The hearing was reopened to the audience. The applicant was not present. A MOTION WAS MADE BY COOK AND SECONDED BY HARLOW TO CONTINUE CONDITIONAL EXCEPTION NO. 70-11 TO THE NEXT REGULAR MEETING ON MARCH 25, 1970, TO ALLOW TIME FOR THE BOARD TO MAKE A FIELD TRIP TO INSPECT SUBJECT PROPERTY. Board of Zoning Adjustments Wednesday, March 18, 1970 Page No. 3 MISCELLANEOUS: Home Occupation Review 6072 Shelly Drive A letter from the Building Department was reviewed which stated an investigation had been made at said residence following a complaint that the occupant was in violation of several conditions of their Home Occupation Permit. During this investigation it was learned from Mrs. Walker, occupant, that she was using her garage for a Home Occupational Use. It was also learned that some building had taken place within her garage. Mr. McFarland submitted an investigation report and stated he felt the Board should request the presence of the applicant. A MOTION WAS MADE BY MC FARLAND AND SECONDED BY COOK TO SET THIS ITEM FOR -REVIEW AT THE APRIL 15, 1970 MEETING AND REQUEST THE PRESENCE OF THE APPLICANT. ROLL CALL VOTE: All ayes.
