BOARD MEMBERS PRESENT: McFarland, Cook, Palin
The meeting was called to order
by Chairman Daniel McFarland.
On motion by Palin and seconded by
Cook, the minutes for March 18, 25, 1970 and April 1, 1970,
were approved as transcribed.
ADMINISTRATIVE REVIEW NO. 70-14 - Continued
Applicant: Ada Equipment Rentals
To permit the outside display and/or
storage of rental equipment in the C4 Highway Commercial District.
Subject property is located on the
west side of Beach Blvd., 207 ft. south of Cypress Street.
The applicant was not present.
The Acting Secretary advised that
the Conditional Exception in conjunction with this application
which would allow the storage and/or display of rental equipment
within the 50 ft. front yard setback and a chain link fence at the
front property line will be heard on May 20, 1970. In view of
this, he requested the Administrative Review be continued until
May 20, 1970.

SECONDED BY COOK TO CONTINUE ADMINISTRATIVE REVIEW NO. 70-14
TO THE MAY 20, 1970 MEETING.

ADMINISTRATIVE REVIEW NO. 70-16 - Continued
Applicant: Avery General Tire Service
To permit the outside display of
tire racks in the C4 - Highway Commercial District.
Subject property is located on the
west side of Beach Blvd., 147 ft. north of Warner Ave.
It was noted by the Acting Secretary
that this item had been continued until this date to allow the
applicant time to file a conditional exception on subject property.
Such application has not been filed to date.
The applicant was not present.

REVIEW NO. 70-16 TO THE MEETING TO BE HELD ON MAY 20, 1970,
TO ALLOW TIME FOR THE APPLICANT TO FILE A CONDITIONAL
EXCEPTION.

ADMINISTRATIVE REVIEW NO. 70-18
Applicant: Thompson's Texaco
To permit the outside
storage and/or display of rental equipment in the C4 -
Highway Commercial District.
Subject property is.
located on the southwest corner of Brookhurst Street and
Hamilton Avenue.
Mr. Thompson, applicant,
was present and answered various questions.
The Acting Secretary
advised the applicant of the study currently being made by
the Planning Commission regarding trailers stored and dis-
played on the service station site. He also informed the
applicant that the Planning Commission will discuss service
station standards at their study session meeting to be held
on May 26, 1970. The applicant expressed his desire to
attend this meeting.

COOK AND SECONDED BY PALIN TO CONTINUE ADMINISTRATIVE
REVIEW NO. 70-18 TO THE JUNE 3, 1970, MEETING TO ALLOW
TIME FOR THE APPLICANT TO ATTEND THE PLANNING COMMISSION
STUDY SESSION ON MAY 26, 1970.

THE MOTION CARRIED.
CONDITIONAL EXCEPTION NO. 70-22
Applicant: Richard L. Zvlstra
To permit the second
story portion of the dwelling to cantilever three ft. over
a garage to within seven ft. of the rear property line in
lieu of the required ten ft. setback. Also to permit a
reduction in the minimum dimension for open space to
15' x 54' in lieu of the required 20' x 451.
Subject property is
located on the northwest corner of California St. and
Knoxville Ave.
The hearing was opened
to the audience. Mr. Zylstra, applicant, was present and
presented plans to the Board. It was shown that the
applicant is providing sufficient open space.
There being no further
comment, the hearing was closed.

Board discussion was held.
A MOTION WAS MADE BY MCFARLAND AND
SECONDED BY COOK TO APPROVE CONDITIONAL EXCEPTION NO. 70-22
WITH THE FOLLOWING CONDITION:
1. The applicant shall dedicate 22 ft. on the alley to be
used for widening purposes.
FOR THE REASONS:
1. The same request has been approved on similar property
in the area.
2. A deed restriction over the front of the property has
created a hardship on the development.
3. The applicant has provided more than the required open
space.

THE MOTION CARRIED.
MISCELLANEOUS: USE VARIANCE NO. 64-43 - County of Orange
To permit the construction of a
two-story duplex having off-street parking spaces of less -
than -the -required area in the R4 "Suburban Residential"
District. Variance to permit the required off-street parking
spaces to be 9 ft. 9 in. in width instead of the required 10 ft.
Board discussion was held regarding
said use variance which was referred to them by the County of
Orange for recommendations.
A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY PALIN TO REQUEST THAT THE COUNTY OF ORANGE
COMPLY WITH THE CRITERIA OUTLINED IN THE SUNSET BEACH-SURFSIDE
STUDY TECHNICAL REPORT, PHASE I, MARCH 189 1967.
