Applicant: Bill H. Schultz
To permit the outside display and/or
storage of U-Haul utility trailers and trucks at a service
station in the C2 - Community Business District.
The subject property is located on
the southeast corner of Adams Avenue and Magnolia Street.
There was no one present to
represent the applicant.
It was noted by the Acting Secretary
that Service Station Standards would be discussed at the Planning
Commission Study Session of June 23, 1970.

MCFARLAND AND SECONDED BY SPENCER TO APPROVE ADMINISTRATIVE
REVIEW NO. 70-17 AND CONDITIONAL EXCEPTION NO. 70-26 WITH THE
FOLLOWING CONDITIONS:
I. Section 9432 of the Huntington Beach Ordinance Code shall
be complied with, relative to display of new merchandise.
2. A 3 foot strip of landscaping shall be installed and sight
angles shall be adhered to.
3. Some method of adding redwood or aluminum strips to
existing chain link fence for improved screening purposes shall
be installed.
4. All existing conditions shall be complied with.

A MOTION WAS MADE BY PALIN AND
SECONDED BY MCFARLAND TO APPROVE ADMINISTRATIVE REVIEW NO.
70-23 FOR THE FOUR DAY PERIOD REQUESTED, JULY 4, 5, 6, and 7,
1970, WITH THE FOLLOWING CONDITION:
I. There shall be a physical barrier around the display to
prohibit any vehicular traffic around the display area.

ADMINISTRATIVE REVIEW NO. 70-21
Applicant: Royden Ice Co.
To allow the continued operation
of an existing ice plant in the MI - Light Industrial District.
The subject property is located
on the west side of Nichols Street, 435.6 ft. south of the
center line of Warner Avenue.
It was noted by the Acting
Secretary that Administrative Review No. 70-21 was not required
as the existing ice plant had not discontinued operations.
Also that Mr. Royden has not proposed any new use on this
property at this time therefore the Board may as Mr. Royden has
requested, rescind their action on said application.
A MOTION WAS MADE BY SPENCER AND
SECONDED BY PALIN TO RESCIND THE DECISION OF THE BOARD OF
ZONING ADJUSTMENTS ON MAY 27, 1970, FOR THE FOLLOWING REASON:
I. An Administrative Review is not required as the use is an
existing non -conforming use that will continue.

DIVISION OF LAND NO. 70-16
Applicant: Rinker Development Co.
To permit the division of land
of a legal parcel into two separate parcels.
The subject property is located
at the southeast corner of Brookhurst Street and Hamilton Avenue.
The Board reviewed Division of
Land No. 70-16.

THE FOLLOWING CONDITIONS:

2. Hamilton Avenue and Brookhurst Street shall be dedicated and fully
improved to City standards at the time each parcel is developed.
Improvements shall include street trees, street signs, street lights,
fire hydrants, sewer and water main extensions.
3. Water supply shall be through the City of Huntington Beach's water
system at the time each parcel is developed.
4. Sewage disposal shall be through the City of Huntington Beach's
sewage system at the time each parcel is developed.•
5. The water, sewer, and fire hydrant system shall be approved by the
Department of Public Works and Fire Department.
6. Easements for utilities or walkways shall be provided to Department
of Public Works standards.
7. All buildings on lots abutting a City easement shall be set back
five (5) feet from the edge of such easement.
8. The property shall participate in the local drainage assessment
district at the time each parcel is developed.
9. All utilities shall be installed underground at the time each parcel
is developed.
10. Fire alarm system conduit and appurtenances shall be installed by
the developer at locations and to specifications provided by the
Fire Department.
11. All applicable City Oedinances shall be complied with.
12. A Parcel Map shall be filed with the City and recorded prior to
framing,inspection of any structures on any parcel.
13. The Division of Land shall not be effective until an agreement is
signed and recorded agreeing to the conditions listed above.
