BOARD MEMBERS PRESENT: McFarland, Spencer, Palin
ADMINISTRATIVE REVIEW NO. 70-15 - Continued
Applicant: Bill H. Schultz
To permit the outside display and/or
storage of U-Haul utility trailers and trucks at a service
station in the C2 - Community Business District.
The subject property is located on
the southeast corner of Adams Avenue and Magnolia Street.
The Acting Secretary advised the
Board that the Planning Commission will review the proposed
service station standards at their July 21, 1970, Study Session.

SECONDED BY SPENCER TO CONTINUE ADMINISTRATIVE REVIEW NO. 70-15

To permit the outside display

District.
The subject property is located on
the southwest corner of Brookhurst Street and Hamilton Avenue.
The Acting Secretary advised the
Board that the Planning Commission will review the proposed
service station standards at their July 21, 1970, Study Session.

SECONDED BY SPENCER TO CONTINUE ADMINSTRATIVE REVIEW NO. 70-15
TO THE JULY 22, 1970, MEETING TO ALLOW TIME FOR THE PLANNING

CONDITIONAL EXCEPTION NO. 70-36 - Continued
Applicant: Standard -Pacific Corp.
To permit construction of a storage
building with the following exceptions to the Huntington Beach
Ordinance Code: 1) A 15 ft. setback from Hamilton Avenue in
lieu of the required 40 ft. setback; 2) A 15 ft. setback from
Newland St. in lieu of the required 30 ft. setback; and, 3) A
"0" side yard where subject property is adjoining property used
as pump stations and along the flood control channel to the
south in lieu of the required 15 ft. setback.

Applicant: Standard -Pacific Corp.
To permit the construction
of a storage yard in the M1-A Limited Manufacturing District.
The subject property is
located on the southeast corner of Newland Street and Hamilton
Avenue.
The Chairman read the
request and opened the hearing to the audience.
-The applicant was present
and addressed the Board.
Discussion was held. The
applicant felt there is a hardship as they cannot develop -as -
straight industrial. They feel the wall is compatible screening
of the facility for the residential area north of subject property.
There being no further
comment, the hearing was closed.
Board discussion was held.
Conditions of approval were discussed.
A MOTION WAS MADE BY
MCFARLAND AND SECONDED BY PALIN TO APPROVE ADMINISTRATIVE
REVIEW NO. 70-33 SUBJECT TO THE FOLLOWING CONDITIONS:
1. The plot plan received July 8, 1970, shall be the approved
layout.
2. Hamilton Avenue and Newland Street shall be dedicated and
fully improved to City standards at the time said parcel
is developed. Improvements shall include street trees,
street signs, -street lights, fire hydrants, sewer and water
main extensions.
3. Water supply shall be through the City of Huntington Beach's
water system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
5. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
6. The flood control channel shall be fenced to Flood Control
District standards and City standards at the time said
parcel is developed.
7. The property shall participate in the local drainage assess-
ment district at the time said parcel is developed.
8. Soil reports as required by the Building Department and the
Department of Public Works shall be submitted to the City
prior to issuance of building permits.

9. All utilities shall be installed underground at the time
said parcel is developed.
10. Fire alarm system conduit and appurtenances shall be
installed by the developer at locations and to specifi-
cations provided by the Fire Department.
11. No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
12. The structural street section of all private drives shall
be approved by the Department of Public Works.
13. All applicable City Ordinances shall be complied with.
14. Driveways and access arrangement shall be approved by the
Traffic Engineer.

THE MOTION CARRIED.
A MOTION WAS MADE BY MCFARLAND AND
SECONDED BY SPENCER TO APPROVE CONDITIONAL EXCEPTION NO. 70-36
SUBJECT TO THE FOLLOWING CONDITIONS:
1. The area between the front property line and the exterior
walls of the storage structures shall be permanently
landscaped and maintained.
2. The perimeter walls on the front and side shall be slump -
stone as shown on plans accompanying the request.
3. The storage structure on the "0" side yard setback shall be
constructed of maintenance free masonry material.
FOR THE FOLLOWING REASONS:
1. The proposed use is a fully enclosed storage yard.
2. Construction of such facility will be single story only.
3. The 15 ft. front yard setback as requested will be fully
landscaped with no parking thereon.
4. The exterior wall of said construction will be compatible
with residential development north across Hamilton Avenue.
5. The walls of the storage structure would not exceed a height
of 11 ft. with flat roof construction of storage facilities,
thereby no roof material would be visible above the wall
structure.
