The subject property is located on the
southeast corner of Beach Blvd. and Rubidoux Street.
The hearing was opened to the audience.
Mr. Jim Clark, representing the applicant,
addressed the Board and answered various questions.

To allow a boat and marine equip-
ment store in the C4 Highway Commercial District.
The subject property is located
on the north side of Pacific Coast Highway, approximately 1,320
feet northwest of Anderson Street.
The Chairman read the request.
The Acting Secretary advised
that a Use Permit application was needed to allow the use as this
Administrative Review is only for the outside display of boats.
Also, that a revised plot plan would be required delineating the
area used for the outside storage and/or display.

present and advised that he would file the required use permit
and submit the -revised plot plans,.'

Applicant: Hillard Bear
To allow a temporary Christmas
tree lot in the C2 Community Business District.
The subject property is located
on the southeast corner of Beach Blvd. and Edinger Avenue.
The Chairman read the request.
Mr. Bear, applicant, addressed
the Board and submitted a letter of authorization from the property
along with a revised plot plan and pictures of the subject property.
Discussion was held. It was
noted that there are no curb cuts along Beach Blvd. and Stark St.;
however, there is alley access onto the lot. The applicant stated
that delivery of the trees would be through the alley access.
Customer parking was discussed
and it was the consensus that there is sufficient curb parking to
accomodate the customers.
Mr. McFarland advised that
temporary structures are allowed to be built without improvements
under the bond procedure applicable to Christmas tree lots.

SECONDED BY MCFARLAND TO APPROVE ADMINISTRATIVE REVIEW NO.,70-54
UPON THE FOLLOWING CONDITION:
1.. The applicant shall comply with Section 9730.25.2 of the
Huntington Beach Ordinance Code.

DIVISION OF LAND NO. 70-25
Applicant: Bartoli & Stellrecht
To allow the division of a parcel
of land into four legal parcels.
The subject property is located
between Bolsa Chica Street and Green Street, approximately
760 ft. north of Warner Avenue.
The Chairman read the request.
Mr. Kent Rogers, real estate agent
representing the applicant, addressed the Board and answered
various questions.
The suggested conditions of approval
were discussed. The Board questioned whether the applicant
wishes each parcel to stand on its own pertaining to traffic
circulation, driveway access, etc., or whether reciprocal
agreement is needed. Mr. Rogers stated that each parcel would
be developed separately.
A_MOTION WAS MADE BY SPENCER AND
SECONDED BY PALIN TO APPROVE DIVISION OF LAND NO. 70-25 UPON
THE FOLLOWING CONDITIONS:
1. Bolsa Chica and Green Streets shall be dedicated and fully
improved to City standards at the time each parcel is
developed. Improvements shall include street trees, street
signs, street lights, fire hydrants, sewer and water main
extensions.
2. Water supply shall be through the City of Huntington Beach's
water system at the time each parcel is developed.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
4. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
5. Easements for utilities or walkways shall be provided to
Department of Public Works standards.
6. The property shall participate in the local drainage assess-
ment district at the time each parcel is developed.
7. All utilities shall be installed underground at the time
each parcel is developed.
8. Fire alarm system conduit and appurtenances shall be installed
by the developer at locations and to specifications provided
by the Fire Department.
9. All applicable City Ordinances shall be complied with.
10. A Parcel Map shall be filed with the City and recorded prior
to framing inspection of any structures on any parcel.
11. The Division of Land shall not be effective until an agreement
is signed and recorded agreeing to the conditions listed above.

To allow the division of a legal
parcel of land into two separate parcels.
The subject property is located on
the west side of Magnolia Street, southwest side of the San
Diego Freeway, approximately 500 ft. north of Warner Avenue.
The applicants were present and
addressed the Board.
The suggested conditions of approval
were discussed.
A MOTION WAS MADE BY PALIN AND
SECONDED BY SPENCER TO APPROVE DIVISION OF LAND NO. 70-27 UPON
THE FOLLOWING CONDITIONS:
1. Magnolia Street shall be dedicated and fully improved to
City standards at the time each parcel is developed.
Improvements shall include street trees, street signs, street
lights, fire hydrants, sewer and water main extensions.
2. Water supply shall be through the City of Huntington Beach's
water system at the time each parcel is developed.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
4. The flood control channel shall be fenced to Flood Control
District standards and City standards at the time each parcel
is developed.
5. The property shall participate in the local drainage assess-
ment district at the time each parcel is developed.
6. All utilities shall be installed underground at the time
each parcel is developed.
7. A 12 ft. easement shall be provided on parcel 2 for access
to parcel 1.
8. All applicable City Ordinances shall be complied with.
9. A Parcel Map shall be filed with the City and recorded prior
to framing inspection of any structures on any parcel.
10. The Division of Land shall not be effective until an agree-
ment is signed and recorded agreeing to the conditions listed
above.
