Mr. Mannes, applicant, addressed
the Board and submitted revised plot plans showing 9 parking
spaces for the office and dental building. It was JetermineLl
that per the revised plot plan, the conditional exception was
not needed.
The suggested conditions of
approval were discussed.
There being no further comment,
the hearing was closed.

AND SECONDED BY PALIN TO DENY CONDITIONAL EXCEPTION NO. 70-50
FOR THE FOLLOWING REASON:
1. The applicant has revised the plot plan sufficiently that
a conditional exception is not needed.

SECONDED BY SPENCER TO APPROVE ADMINISTRATIVE REVIEW NO. 70-50
UPON THE FOLLOWING CONDITIONS:
1. The plot plan received November 4, 1970, shall be the approved
layout.
2. "A" Street shall be dedicated and fully improved to City
standards at the time each parcel is developed. Improvements
shall include street trees, street signs, street lights, fire
hydrants, sewer and water main extensions.
3. Water supply shall be through the City of Huntington Beach's
water system.
4. Sewage disposal shall be through the City of Huntington Beach's
sewage system.

by the Department of Public Works and Fire Department.
6. The property shall participate in the local drainage assess-
ment district.
7. Soil reports as required by the Building Department and the

setback.
The subject property is
located on the west side of Beach Blvd., approximately 300 ft. south
of Main Street and Ellis Ave.
The applicant was not
present.
The Acting Secretary advised
that this item had been continued to allow time for the applicant to
submit a revised plot plan and that said revised plot plan has not
been received.
Discussion was held whether
the Board could act on the present plot plan. It was a consensus of
the Board that the existing plot plan had sufficient information
for action.

AND SECONDED BY PALIN TO APPROVE ADMINISTRATIVE REVIEW NO. 70-51 WITH
THE CONDITION:

a condition of approval for Tentative Tract Map No. 6948 is
that the developer shall position the trees within the parkway
just prior to occupancy of each lot.

SECONDED BY PALIN TO APPROVE ADMINISTRATIVE REVIEW NO. 70-53
UPON THE FOLLOWING CONDITIONS:
1. The plot plan received October 26, 1970, shall be the approved
layout.
2. Commerce Street shall be dedicated and fully improved to
City standards at the time each parcel is developed. Improve-
ments shall include street trees, street signs, street lights,
fire hydrants, sewer and water main extensions, as per
conditions of approval of Tentative Map No. 6948.
3. Water supply shall be through the City of Huntington Beach's
water system.
4. Sewage disposal shall be through the City of Huntington Beach's
sewage system.
5. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.

The suggested conditions of
approval were reviewed.
Discussion was held pertaining
to driveway location, curb grade differential, screening of

mrrsoiiry wall for screening purposes.

Mr. James M. Thompson,
representing the applicant, addressed the Board and answered
various questions.
Suggested conditions of
approval were reviewed and amended.
Chief Spickard and Deputy
Fire Marshall Duncan of the Huntington Beach Fire Department
were present and discussion was held pertaining to the Fire
Department requirements.
Discussion was held pertaining
to types of materials to be used for construction, soil conditions,
noise factors, hours of operation, screening and fencing, parking ,
layout, and undergrounding of utilities.
The applicant advised that
there would be one bandsaw which would be used for resaw purposes,
buildings would be constructed of wood and that the bandsaw
would only operate during daylight hours.

UPON THE FOLLOWING CONDITIONS:
1. The plot plan received October 29, 1970, shall be the approved

2. Gothard Street shall be dedicated and fully improved to
City standards at the time each parcel is developed.
Improvements shall include street trees, street signs,
street lights, fire hydrants, sewer and water main
extensions.
3. Water supply shall be through the City of Huntington Beach's
water system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.

6. The flood control channel shall be fenced to Flood Control
District standards and City standards.

12. No structures, other than those shown on the approved

14. Driveway width and location shall be approved by
the Traffic Engineer.
15. A watchman shall be provided during other than opera-
ting periods.
16. Outside storage shall be in grids not larger than 50 X
150 ft. These grids shall be designated by boundary
posts or painted stripes.
17. All storage buildings and all auxiliary buildings
housing hazardous operations shall be protected with
an automatic fire sprinkler system.
18. Vehicle fueling area shall be 50 feet from the nearest
lumber pile, shed, or warehouse.
19. An approved fire reporting system shall be provided.
20. A plot plan showing required fire protection systems
shall be approved by the Fire Marshal prior to the
issuance of building permits.
21. A plan for the 20 ft. landscape strip along Gothard
Street shall be reviewed by the Board of Zoning Adjust-
ments prior to framing inspection of any structure upon
the parcel.
22. The operation of the equipment in the mill shall not be
between 6 P.M. and 7 A.M. in accordance with Article 554
of the Huntington Beach Ordinance Code.
