HUNTINGTON BEACH BOARD OF ZONING ADJUSTMENTS

DIVISION OF LAND NO. 70-30 - Continued
Applicant: Mr. James Cormier
To permit the division of a legal
parcel of land into two separate parcels.
The subject property is located on
the west side of Beach Boulevard, about 900 feet south of
Ellis Avenue.
The Acting Secretary advised that
the Planning Commission had requested that this item be
referred to them for review and final action in conjunction
with Use Permit 70-52 which is before their body.
A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY PALIN TO REFER DIVISION OF LAND NO. 70-30
TO THE PLANNING COMMISSION TO BE HEARD ON DECEMBER 15, 19701
AT 7:00 P.M. IN THE COUNCIL CHAMBERS.

DIVISION OF LAND NO. 70-28 - Continued
Applicant: Chrysler Realty Corporation
To permit the division of a legal
parcel of land into two separate parcels.
The subject property is located on
the west side of Beacn L:,ulevard, southerly from Heil Avenue
to Chrysler Drive.
The Acting Secretary advised that
the staff has requested that this item be continued to the
December 9, 1970, meeting, for further study in conjunction
with Tentative Tract Map Number 7334 which has been filed on
subject property. Mr. Palin stated that the applicant had
agreed to this continuance.

CONDITIONAL EXCEPTION NO. 70-54
Applicant: West Bay Construction Company
To permit carports to be
constructed at zero setback on the north and south property
lines of a 400 unit apartment complex in lieu of the required
5 ft. setback.
The subject property is
located on the south side of Terry Drive, approximately 530
feet west of Beach Boulevard in the R3 Limited Multiple
Family Residence District.
The Vice Chairman read the
request and opened the hearing to the audience.
The applicant was not present.
There being no comment, the
hearing was closed.
Board discussion was held.
It was noted that the Plan-
ning Commission has referred Use Permit No. 70-40 to the
Board for review to establish conditions of approval as
deemed necessary.
A MOTION WAS MADE BY
MCFARLAND AND SECONDED BY PALIN TO CONTINUE CONDITIONAL
EXCEPTION No. 70-54 TO THE DECEMBER 9, 1970, MEETING FOR THE
FOLLOWING REASON:
1. Conditions of approval for the conditional exception, can
be established at the same time conditions of approval
are established for Use Permit No. 70-40 which was referred
to the Board by the Planning Commission.

USE PERMIT NO. 70-59
Applicant: Iva- H. Hooker, Sr.
To permit the remodeling
and operation of an abandoned service station in the C2
Community Business District.
The subject property is
located on the southwest corner of Beach Boulevard and
Yorktown Street.
The Vice Chairman read the
request and opened the hearing to the audience.
George McCracken, re-
presenting the applicant, addressed the Board and answered
various questions. The applicant, Ivan Hooker, Sr.,
was also present.

the Board that the Planning Commission no longer requests that
applications for service stations be referred to them for
final action.
The following requirements of the
Huntington Beach Ordinance Code were reviewed with the applicant:
1. Beach Boulevard and Yorktown Avenue shall be dedicated and
fully improved to City and/or State standards at the time
each parcel is developed. Improvements shall include street
trees, street signs, street lights, fire hydrants, sewer and
water main extensions.
2. Water supply shall be through the City of Huntington Beach's
water system.
3. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
4. The property shall participate in the local drainage
assessment district.
5. All utilities shall be installed underground.
6. Off-street parking facilities shall conform to Article 979.
Discussion was held pertaining to
landscaping planter areas shown on the plans. It was determined
that as there are hose bibbs within a few feet,water would not have
been Dlaced in eeach area..
There being no further comment, the
hearing was closed.
Board discussion was held.
A MOTION WAS MADE BY PALIN AND SECONDED
BY MCFARLAND TO APPROVE USE PERMIT NO. 70-59 SUBJECT TO THE
FOLLOWING CONDITIONS:
1. The plot plan received November 30, 1970, delineating the
landscaping and elevation showing the exterior treatment of
the building, shall be the approved layout.
2. Fir, alarm system conduit and appurtenances shall be installed
by the developer a.t locations and to specifications provided
by the Fire Department.
3. No structures, other than those shown on the approved plot
plan, shall be constructed within the project.
4. All applicable City Ordinances shall be complied with.
5. All applicable provisions of service station standards
shall be complied with.

Applicant: City of Huntington Beach
To allow the division of a
legal parcel of land into two separate parcels of land.
The subject property is lo-
cated on the west side of Magnolia Street, 250 feet north of
Hamilton Avenue.
Discussion was held regard-
ing access to the parcels.
It was the consensus of the
Board that this item should be continued so that further
investigation could be made with the Huntington Beach
Elementary school district.

LAND NO. 70-32 TO THE DECEMBER 9, 1970, MEETING.

CONDITIONAL EXCEPTION NO. 70-53 - Referred by the Planning
Applicant: Curry/Wheelhouse Commission for plot plan
review to establish con-
dition of approval as
deemed necessary.
To permit expansion of an
existing retail nursery in the R1 Single Family Residence
District. Located on the east side of Bolsa Chica Street,
150 feet south of Pearce Avenue.
It was noted that the
applicant had not been notified of the date and time of this
meeting. It was the consensus of the Board that this item
should be continued to allow the applicant to be properly
notified and tc oe present.

AND SECONDED BY LOVEJOY TO CONTINUE CONDITIONAL EXCEPTION
NO. 70-53 TO THE DECEMBER 9, 1970, MEETING.
