Applicant: Chrysler Realty Corporation
To permit the division of a legal
parcel of land into two separate parcels.
The subject property is located on
the west side of Beach Boulevard, southerly from Heil Avenue
to Chrysler Drive.
The Chairman read the request.
Mr. Terhall, representing the
applicant, addressed the Board and answered various questions.
Suggested conditions of approval
were reviewed.
Discussion was held regarding
street locations and improvements.
A MOTION WAS MADE BY PALIN AND
SECONDED BY MCFARLAND TO APPROVE DIVISION OF LAND NO. 70-28
SUBJECT TO THE FOLLOWING CONDITIONS:
1. Provisions shall be made for a full 60 ft. wide street
along the east boundary of Parcel #1.
2. Chrysler Drive and the north -south street along the east
boundary shall be dedicated and fully improved to City
standards at the time each parcel is developed. Im-
provements shall include street trees, street signs, street
lights, fire hydrants, sewer and water main extensions.
3. Water supply shaLi he through the City of Huntington Beach's
water system at the time each parcel is developed.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
5. The flood control channel shall be fenced to Flood Control
District standards and City standards at the time each
parcel is developed.
6. The property shall participate in the local drainage
assessment district at the time each parcel is developed.
7. All utilities shall be installed underground at the time
each parcel is developed.
8. All applicable City Ordinances shall be complied with.

9. A Parcel Map shall be filed with the City and recorded
prior to framing inspection of any structures on any parcel.
10. The Division of Land shall not be effective until an Agree-
ment is signed and recorded agreeing to the conditions
listed above.

To permit carports to be con-
structed at zero setback on the north and south property lines
of a 400 unit apartment complex in lieu of the required 5 ft.
setback.
The subject property is lo-
cated on the south side of Terry Drive, approximately 530 feet
west of Beach Boulevard in the R3 Limited Multiple Family
Residence District.

applicant, addressed the Board and answered various questions.
A number of ordinance re-
quirements and suggested conditions of approval were re-
viewed with the applicant.
Discussion was held per-
taining to the pedestrian easement, bridge construction, and
the possibility of a division of land.

A MOTION WAS MADE BY PALIN
AND SECONDED BY MCFARLAND TO APPROVE USE PERMIT NO. 70-40
SUBJECT TO THE FOLLOWING CONDITIONS:
1. The plot plan received December 16, 1970, shall be the
approved layout.
2. The south half of Terry Drive, the west half of the 60
ft. wide public street on the east side of the project
and the south half of a 60 ft. wide east -west street
along the north side of flood control channel shall be
dedicated and fully improved to City standards at the
time each parcel is developed. Improvements shall in-
clude street trees, street signs, street lights, fire

hydrants, sewer and water main extensions.
3. The water, sewer, and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
4. Easements for utilities and pedestrian walkways for access
to the bridge across Orange County Flood Control District
right-of-way shall be provided to Department of Public
Works and the Planning Department approval.
5. All buildings on lots abutting a City easement shall be set
back five (5) feet from the edge of such easement.
6. The flood control channel shall be fenced to Flood Control
District standards and City standards.
7. The property shall participate in the local drainage
assessment district.
8. Soil reports as required by the Building Department and the
Department of Public Works shall be submitted to the City
prior to issuance of building permits.
9. Fire alarm system conduit and appurtenances shall be in-
stalled by the developer at locations and to specifications
provided by the Fire Department.
10. A masonry wall shall be constructed along the north property
line. The hei ht of said wall shall be such that the top
will be six (6� feet above the highest ground surface
within twenty (20) feet of the common property line. Except
within the front in which case the height of said wall
shall be reduced to 42 inches.
11. No structures, other than those shown on the approved plot
plan, shall be constructed within the project.
12. A lighting system shall be installed within the project
equal in illumination to lighting on public streets. A
lighting plan shall be submitted to the Department of
Public Works for approval.
13. All private streets shall meet the minimum standards for
apartment developments as adopted by the Planning Commission.
14. The structural street section of all private drives shall be
app--oved by the Department of Public Works.
15. The developer shall participate in the costs of construction
of a pedestrian access across the Orange County Flood Control
District right-of-way. The cost of such bridge shall be
determined by the number of units proposed in this project
and shall be equivalent to approximately 73% of the total
cost of the bridge. The developer shall enter into an
agreement with the City agreeing to pay their share of the
cost for such bridge and a bond covering the cost of such
improvements shall be posted with the Department of
Public Works.
16. A Division of Land application, separating this parcel from
the remaining property held under the same ownership, shall
be filed with the City, approved and recorded.

Discussion was held. It was
the consensus of the Board that this item should be continued
as the Huntington Beach Elementary School District has not
expressed their willingness to tie subject property to their
five (5) acre parcel.

by the Huntington Beach Ordinance Code.
The subject property is
located at the northwest corner of Goldenwest Street and Pacific
Coast Highway extending approximately 7,000 feet westerly
along the north side of Pacific Coast Highway in the M2-02
Industrial District, combined with oil production.

by the Department of Public Works and Fire Department.
3. A masonry wall shall be constructed around the oil operation
site. The hei ht of said wall shall be such that the top
will be six (65 feet above the highest ground surface
within twenty (20) feet of the common property line.

inasmuch as such conditions are not necessary because they are
imposed by the Huntington Beach Ordinance Code.
The subject property is
located approximately 1150 feet northeast of Pacific Coast

Mr. Hanson advised that used
brick will be the decorative material used on the station and
also the screening for the restrooms will be of used brick.
Dark grey aluminum shingles will be used and signs will be as
is presently existing.
Discussion was held regard-
ing the storage area, trash enclosure area, parking, etc.
Mr. Hanson informed the Board
that trash area would be of used brick.

A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY SPENCER TO APPROVED USE PERMIT NO. 70-53
SUBJECT TO THE FOLLOWING CONDITIONS:
1. The applicant shall provide five (5) foot wide landscaped
areas between the drives on Springdale Street and Edinger
Avenue, and such landscaping plan shall be submitted to
the Department of Public Works and Planning Department
for their approval.
2. The landscaped areas are to comply with Article 979 for
curb protection.
3. The trash areas shall be constructed similar to and com-
patible with the materials used on the main structures.
4. Five (5) foot screening walls for the restrooms shall be
constructed of used brick.

The subject property is
located on the east side of Jefferson Lane, approximately
200 feet south of Slater Avenue.
To permit the construction of
carports at 110" setback alon the southerly property line in
lieu of the required five (55 foot side yard setback within
a 16 unit apartment complex.

Mr. Joe Hernandez, adjacent property
owner, addressed the Board and stated he was concerned about
the fence which would separate the properties, and would like
information regarding this fence.
Discussion was held regarding the
property dimensions. It was found that the dimension shown on
the plot plan was incorrect, thus, the number of apartment
units allowable would be 15 in lieu of the requested 16.
It was the consensus that new plot
plans were needed delineating the correct dimensions and
revising the number of requested apartment units.
There being no further comment,
the hearing was closed.
