CONDITIONAL EXCEPTION NO. 71-1 (Continued)
Applicant: Fredricks Development
To permit the averaging of density
between the R2 and R3 portion of the subject parcel; Construc-
tion of carports at zero setback along the south and west pro-
perty line in lieu of the required 5 ft. setback along the south
and 10 ft. setback along the west property lines; and, open
carports in lieu of garages within the R2 portion of said develop-
ment. The subject property is located at the southwest corner
of Atlanta Avenue and Newland Street in the R2 Two Family Resi-
dence District, R3 Limited Multiple Family Residence District
and R3-0 Limited Multiple Family Residence District combined
with oil production.
It was noted by the Acting Secretary
that this item had been appealed to the City Council and would
be heard at the June 7, 1971 Council meeting.

To permit the construction of a
92" high fence along the front property line and within the
required 15 ft. front yard setback. The subject property is
located at 16651 Wanderer Lane in the R1 Single Family Residence
District.
It was noted by the Acting Secretary
that legal notices had not been mailed out on Conditional Excep-
tion No. 71-36, therefore the item would have to be continued to
the meeting of May 26, 1971.

Board and discussed the plot plan. The Board discussed various
layouts for development with the applicant.

notices would be required.

SECONDED BY SPENCER TO APPROVE ADMINISTRATIVE REVIEW NO. 71-29
WITH THE SAME CONDITIONS AS IMPOSED BY THE PLANNING COMMISSION
ON ADMINISTRATIVE REVIEW NO. 71-2 WHICH ARE AS FOLLOWS:
1. The north side of Lakeview Dr. shall be landscaped in
compliance with a plan approved by the Planning Depart-
ment. Such landscaping plan shall be prepared by the
developer in cooperation with the landscape architect
for Huntington Central Park. The landscaping shall be
installed prior to acceptance of the tract by the City.
2. A fence shall be constructed along the north side of
Lakeview Dr. where lots side -on Lakeview Dr. Such
fence shall be constructed of wood and masonry materials.
The fence location and design shall be approved by the
Planning..Department and shall be installed prior to
final inspection of the houses where the fence is located.
3. The sidewalk along the north side of Lakeview Dr. shall
be 4 feet wide and located adjacent to the curb. The
remaining right-of-way shall be landscaped along with
adjacent private property per condition no. 1. The
Department of Public Works shall approve the design
of driveways where they cross the sidewalk.
4. Special attention shall be given to the side elevation
of houses siding on Lakeview Dr.
S. A plan showing side elevations shall be approved by
the Planning Department.
6. All roofs shall be constructed with wood materials.
7. All CC $ R's shall contain a provision prohibiting
rooftop T.V. antennas.
