CONDITIONAL EXCEPTION NO. 71-1.(Continued)
Applicant: Fredricks Development
To permit averaging of density
between the R2 and R3 portion of the subject parcel; con-
struction of carports at zero setback along the south and west
property line in lieu of the required 5 ft. setback along the
south and 10 ft. setback -along the west property lines; and,
open carports in lieu of garages within.the.R2 portion of said
development. The subject property is -located on the southwest
corner°of Atlanta Ave. and Newland St. -in the.R2 Two Family
Residence District, R3 Limited Multiple Family Residence District
and R3-0 Limited Multiple Family Residence District combined with
oil production.
It was noted by the Acting Secretary
that Conditional Exception No. 71-1 had been denied by the
City Council at their June 7, 1971 meeting.
A MOTION WAS MADE BY MCFARLAND AND
SECONDED BY SPENCER TO DECLINE ACTION ON CONDITIONAL EXCEPTION
NO. 71-1 FOR THE FOREGOING REASON.

CONDITIONAL EXCEPTION NO. 71-38
Applicant: Huntington Beach Co.
To permit the continued use of a
400 sq. ft. advertising sign to be used as off -site advertising
for the Huntington Seacliff Country Club (a public recreational
facility) and as a temporary directional sign for the Huntington
Seacliff Planned Community. The subject property is located
on the northeasterly corner of Goldenwest St. and Ocean Ave. in
the C3-0 General Business District combined with oil production.
It was noted by the Acting Secretary
that because of the magnitude of this request, and because the
Planning Commission has not laid down any criteria for this
type of request, this conditional exception should be referred
to the Planning Commission for decision.

side of Ernest Ave. approximately 320 ft. east of the center

It was noted by the Acting
Secretary that due to incorrect advertising, this application
would be continued to the meeting of June 16, 1971 in order
to readvertise the application.
Mr:,Greer and attorney, George
Shibata, addressed the Board and asked why the item would not
be opened to the audience at this time. They were informed of
the incorrect advertising, of the continuance of the application
and that any comments should be directed to the Board at the
time of a public hearing.

The subject property is located on the northwest corner of
Warner Ave. and Nichols St.
represent the applicant.
There was no one present to

cussed and a probable traffic problem at this location. It
was the consensus of the Board that agricultural stands should
be discussed with the Planning Commission at their next Study
Session.

MISCELLANEOUS:
The Board reviewed a temporary
directional sign for Family Affair Apartments at the north-
west corner of Edwards St. and Warner Ave.
It was the consensus of the Board
that the sign should only identify the apartment development,
type of unit and opening date.
