AGENDA ITEMS TO BE CONTINUED OR WITHDRAWN: USE PERMIT NO. 71-11 (Continued) Applicant: Stanley Fann To permit the construction of the following: 1) a 350 seat theater; 2) approximately 8200 sq. ft. of additional retail shop area; and, 3) an 800 sq. ft. take-out restaurant. All construction shall take place within an existing shopping center. The subject property is located at the north- west corner of Warner Ave. and Springdale St. in the C4 Highway Commercial District. It was noted by the Acting Secretary that the applicant had requested that this item be continued to August 11, 1971. The subject property is located on the west side of Beach Blvd., 500 ft. north of Adams Ave. It was noted by the Acting Secretary that the applicant had requested that this item be continued to July 21, 1971. The subject property is located on the west side of Bolsa Chica located 270 ft. north of the centerline of Warner Ave. in the City of Huntington Beach, in the C2 Community Business District. It was noted by the Acting Secretary that the applicant had requested continuance of this item to July 21, 1971. To allow a sales complex in accordance with an approved use permit. The subject property is located on the west side of Newland St. and north side of E1 Arroyo St. (proposed extension) in the R2 Two Family Resi- dence District. No one was present to represent the applicant. Board discussion was held. It. was noted that a number of items should be submitted to the Board before action could be taken on this item. They are: 1. Elevations of fence and materials to include the telephone pole heights. 2. Structural elevations of models. 3. Revised plot plan to eliminate directional and feature signs. These require a separate sign permit. 4. Revise the overall length of the plot -plan from 265 ft. as shown to 257 ft. as shown on tentative map. 5. A list of plant materials shall be submitted. A MOTION WAS MADE BY VASQUEZ AND SECONDED BY LIPPS TO CONTINUE ADMINISTRATIVE REVIEW NO. 71--39 TO JULY 21, 1971 TO ALLOW THE APPLICANT TIME TO SUBMIT A REVISED PLOT PLANAND COMPLY WITH THE COMMENTS OF THE BOARD. ADMINISTRATIVE REVIEW NO. 71-40 Applicant: Bolee Mechanical Contractors To permit a contractors' stor- age yard pursuant to Section 9530(c) of the Huntington Beach OrdinancejCode, in conjunction with a plumbing shop and office; and to construct an 8 ft. fence, in the M1 Light Industrial District. A MOTION WAS MADE BY VASQUEZ AND SECONDED BY LOVEJOY TO APPROVE ADMINISTRATIVE REVIEW NO. 71-40 WITH THE FOLLOWING CONDITIONS: 1. A revised plot plan shall be submitted showing a 10 ft. by 10 ft. corner cut-off on the northeast corner of subject property and a 25 ft. x 25 ft. corner cut-off on the northwest corner and provisions for two on -site parking spaces. 2. A landscape plan shall be submitted including a list of plant materials. 3. Article 979 of the Huntington Beach Ordinance Code shall be complied with. CONDITIONAL EXCEPTION NO. 71-42 (Continued) Applicant: Howard Shifflet To permit the construction of a garage with front -on entry with an 18 ft. setback in lieu of the required 22 ft. setback. The subject property is located at 6222 Kimberly Dr., in the R1 Single Family Residence District. The hearing was opened to the audience. Mr. Shifflet, applicant, addressed the Board and discussed the revised plot plan he had submitted previously. There being no further comment, the hearing was closed. Board discussion was held. A MOTION WAS MADE BY VASQUEZ AND SECONDED BY LIPPS TO APPROVE CONDITIONAL EXCEPTION NO. 71-42 WITH THE FOLLOWING CONDITIONS: 1. The plot plan received July 12, 1971 shall be the approved layout. 2. A minimum setback of 19 ft. shall be maintained. FOR THE FOLLOWING REASONS 1. There is a hardship because of the shape of the lot. MISCELLANEOUS: CONDITIONAL EXCEPTION NO. 71-3 (Referred by the Planning Applicant: Rex Reynolds Commission for condit.Lons of approval) It was noted that a lease agree- ment had been received, however, it was on a month -to -month basis. It was the consensus of the Board that the lease agreement should run to the expiration date of Conditional Exception No. 71-3, January 1, 1975. A MOTION WAS MADE BY VASQUEZ AND SECONDED BY LIPPS TO REQUIRE THE APPLICANT TO SUBMIT A LEASE AGREEMENT WITH AN EXPIRATION DATE OF JANUARY 1, 1975. -3- 7/14/71 Minutes: H.B.
