ApRlicant: Huntington Beach Industrial Park
To permit the reduction in the number
of parking spaces to six (6) in lieu
of the required 12 spaces; and, to permit a zero sideyard setback in lieu
of the required 15 ft. setback. The subject property is located on the
sout_herly'side of Research St. 'between Commerce Lane and Computer Lane-fn
the Ml-A-Limited Manufacturing District.
It was noted by the. Acting Secretary
that the applicant had requested continuance to November 17th to allow
time to, submit a revised plot plan.

fOLLOWING CONDITIONS:
I. The plot plan as amended received October 20, 1971 shall be the approved:
layout.
2. The applicant shall comply with -all conditions of approval for Tract 7090,.
3. Soil reports as required by the Building Department and the DepartrcUt
of Public Works shall'be submitted to the City prior to issuance of
.Building permits.
4. All utilities shall be installed underground.
5. Off-street parking facilities shall conform to Article 979.
6. Parking compounds shall be screened with a combination of fencing .end,
landscaping. Said plan shall be approved,'by the Planning Department.,

tions as deemed necessary)
Applicant: Fredricks Development
To permit the construction of a 208 unit
' apartment complex pursuant to Section
9202.3.1.3 of the Huntington Beach Ordinance Code. The subject property is
located at the southwest corner of Atlanta Ave. and Newland St. in the R3-0
Limited Multiple Family Residence District combined with oil production, R-3
Limited Multiple Family Residence District and R2 Two Family Residence District.
Don Severa and Tom Maurer, representing
the applicant, addressed the Board and
explained the revised plot plan.
Renderings were reviewed by the board.
It was the consenses of the Board that the elevations conform with the appear-
ance standards of the March 9, 1971 apartment standards.
Board discussion followed.
A MOTION WAS MADE BY MCFARLAND AND SECOND-
ED BY PALIN TO APPROVE USE PERMIT NO. 71-29 WITH THE FOLLOWING CONDITIONS:
1. The plot plan received November 10, 1971 shall be the approved layout.
2. Atlanta Ave., Newland St. Lochlea Ln. and the street along the south
property line shall be dedicated (Precise Plan 71-3) and fully improved
?to City standards at the time each parcel is developed. Improvements shall
include street trees, street signs, street lights, fire hydrants, sewer
and water main extensions.
3. Water supply shall be through the City of Huntington Beach's water system.
4. Sewage disposal shall be through the City of Huntington Beach's sewage
system.
5. The water, sewer, and fire hydrant system shall be approved by the Depart-
ment of Public Works and Fire Department.
6. The property shall participate in the local drainage assessment district.
7. Soil reports as required by the Building Department and the Department of
Public Works shall,be submitted to the City prior to issuance of building
permits.
8. All utilities shall be installed underground.
9. Fire alarm system conduit and appurtenances shall be installed by the devel-
oper at locations and to specifications provided by the Fire Department.
10. Off-street parking facilities shall conform to Article 979.
11. Parking compounds shall be screened with a combination of fencing and land-
scaping. Said plan shall be approved by the Planning Department.
12. No structures, other than those shown on the approved: plot plan, shall be
constructed within the project.

13. A lighting system shall be installed within'the proj<x t equtal in illumina,:ion
to lighting on public streets. A lighting plan shall be submitted to the
Department of Public Works for approval.
14. All private streets shall meet the minimum standards for apartment develop-
ments as adopted by the Planning Commission.
15. The structural street section of all private drives shall be approved by
the Department of Public Works.
16. All applicable City Ordinances shall be complied with.

PLOT PLAN AMENDMENT NO. 71- 9
Applicant: Casa Del Sol Apartments
To permit the conversion of six (6) carports
spaces into fully enclosed storage areas.
in the R3 Limited Multiple Family Residence District. The subject property is
located west of Brookhurst St., south of Atlanta Ave.
The hearing was opened to the audience.
Mr. Mitchell, representing the applicant,
addressed the Board and explained the request, stating that the 6 carports
proposed for storage were not assigned parking spaces and that they were only
proposing storage and minor repair - nothing of major repair.
There being no other comment, the hearing
was closed.
Board discussion followed.
A MOTION WAS MADE BY MCFARLAND AND SECOND-
ED BY SPENCER TO APPROVE PLOT PLAN AMENDMENT NO. 71-9 WITH THE FOLLOWING
CONDITIONS:
1. The storage areas as specified on the plan shall be completely lined with
dry wall on roof and partitions for the following reason:
1. This type of storage area is needed
within subject development.
2. The location shown will create the least possible noise problem to the
abutting property.

ADMINISTRATIVE REVIEW NO. 71-69
Applicant: Dublin Realty
To Allow a model home and sales office
complex in the R1 Single Family Residence
District. The subject property is located at 14952 Trojan Circle.
Harvey O'Neil, representing the applicant,
addressed the Board and explained the request.
Mr. O'Neil was informed by the Board that
this application had been improperly filed, as all the homes within this
subdivision had been sold and a new model complex could not be extablished
without a Conditional Exception Application. The applicant was also advised,
by the chairman, that the sign was illegal and that legal action was p(.nding
to require removal.
DIVISION OF LAND NO. 71-30
Applicant: Edward C. Sukla
To allow the division of a legal parcel of
land into three legal parcels of land. The
subject property is located on the North side of Pacific Coast Highway, approx-
imately 285 ft. northwesterly of the intersection of Pacific Coast Highway and
Anderson St. in the C2 Community Business District.
Mr. Sukla addressed the Board and explained
the request. It was noted by the Board that parcel C was only a driv,:way
easement and that the division should only show two parcels.

The need for a new plot plan,.showing
the parking layout for the restaurant, on parcel #1 was discussed with Mr.
Sukla. He was in agreement to continue the hearing for one week to prepare
a revised plot plan.
