ADMINISTRATIVE REVIEW NO. 71-57 - Continued
Applicant: Mrs. Dora Ingram
To allow a foster home for
four (4) mentally retarded ambulatory male patients - ages
14 to 20 years. The subject property is located at 20801
Glencairn Street in the R1 Single Family Residence District.
The hearing was opened to the
audience.
There was no one present to
represent the applicant.
Larry Rega, representing
surrounding neighbors, spoke in opposition to this request.
There being no other comment,
the hearing was closed.

AND SECONDED BY SPENCER TO DENY ADMINISTRATIVE REVIEW NO. 71-57
FOR THE FOLLOWING REASON:
1. The applicant has not submitted sufficient documentation
to prove compliance with Section 9730.26(f) of the
Huntington Beach Ordinance Code.

ADMINISTRATIVE REVIEW NO. 71-56 - Continued

District combining oil.

requested a one -week continuance.

EVIDENCE SUBMITTED.

CONDITIONAL EXCEPTION NO. 71-95

is located at 17072 Baruna Lane, Huntington Harbour in the R1

MCFARLAND AND SECONDED BY SPENCER TO APPROVE CONDITIONAL
EXCEPTION NO. 71-95 FOR THE FOLLOWING REASON:
1. The encroachment is for only a triangular area of approxi-
mately 2 ft. x 4 ft. and the home on the adjacent lot is
oriented in such a way that there is a wide setback along
that portion of the lot.

CONDITIONAL EXCEPTION NO. 71-96
Applicant: Huntington Beach Industrial Park
To permit a 25 ft.
rear yard setback for a proposed industrial building in lieu
of the required 45 ft. r,-,,ar yard setback. The subject property
is located on the south side of Research Drive, approximately
238 ft. east of Graham Street in the MI -A Restricted Manufactur-
ing District.

The hearing was opened to the

Mr. George Lusk, applicant,
addressed the Board and explained the request.
It was noted by the Board that
the type of use on this property would be the determining
factor as to use of the remaining portion of the rear yard.
Mr. *usk stated that the use
would be manufacturing of letters -and numbers for signs.
There being no further comment,
the hearing was closed.

A MOTION WAS MADE BY PALIN AND
SECONDED BY MCFARLAND TO APPROVE CONDITIONAL EXCEPTION NO. 71-96
WITH THE FOLLOWING CONDITIONS:
1. The masonry wall on the front property line and the
parking shall be as shown on the approved plot plan
received November 10, 1971.
2. There shall not be doors or windows at the rear of the
building with the exception of personnel exit door with
a self closure.
3. All applicable City ordinances shall be complied with.
AND FOR THE REASONS:

1. The applicant is the owner of the abutting property to
which this zero side yard is proposed and has agreed to
setting the structure back at least 30 f t. or at zero on
common with subject property.
2. It affords much better utilization of the property.
3. The Board has approved similar requests in the past where
the property owner agrees to provide at least 30 ft.
setback on opposite property line.

ADMINISTRATIVE REVIEW NO. 71-75

at 513 Walnut Avenue in the C3 General Business District.
There was no one present to
represent the applicant.

PALIN AND SECONDED BY SPENCER TO APPROVE ADMINISTRATIRVE
REVIEW NO. 71-75 WITH THE FOLLOWING CONDITIONS:
1.' Article 979 of the Huntington Beach Ordinance Code shall
be complied with.
2. All applicable codes and ordinances for this type of
operation shall be complied with.

THE MOTION CARRIED.
MINORITY REPORT: Chairman McFarland stated his reasons for
a nay vote were that no driveway was shown to the parking
spaces indicated on the plans and the plot plan is not of
sufficient clarity.
ADMINISTRATIVE REVIEW NO. 71-77
Applicant: Church Engineering Co.
To permit a sales
office and model home complex with subdivision directional
sign in the R1 Single Family Residence District. The
subject property is located on the west side of Goldenwest
Street, approximately 1600 ft. north of Edinger Avenue.
George Putnam,
representing the developer, and Lawrence McDermott,
representing the applicant, addressed the Board and explained
the request.

District.

A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY PALIN TO APPROVE DIVISION OF LAND NO. 71-31
WITH THE FOLLOWING CONDITONS:
1. The plot plan received November 17, 1971 shall be the
approved layout.
2. Slater Avenue, Morgan Lane, and Speer Avenue shall be
dedicated and fully improved to City standards at the
time each parcel is developed.
3. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is developed.
4. Sewage disposal shall be through the City.of Huntington
Beach's sewage system at the time each parcel is developed.
S. The property shall participate in the local drainage
assessment district at the time each parcel is developed.
6. All utilities shall be installed underground at the time
each parcel is developed.
7. All applicable City Ordinances shall be complied with.
8. A Parcel Map shall be filed with the City and recorded
prior to framing inspection of any structures on any -
parcel.
9. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the condi-
tions listed above.
