Applicant: Goldenwest Partnership
To allow garages and walls to within
7 ft. 6 in. of the front property line at the time of initial
construction. The subject property is located at the south-
west corner of Goldenwest St. and Clay Ave. in the R1-0 Single
Family Residence District combining oil.
It was noted by the Acting Secretary
that the applicant, had requested this item be continued to

Applicant: Atlantic Enzineerine Inc.
To permit modernization of an existing
service,station. The subject property is located on the north-
west corner of Beach Blvd. and Edinger Ave. in the C2 Community
Business District. The hearing was opened to the audience.
It was noted by the Acting'Secretary
that this application had been continued to allow time for a
traffic study to'be made. Mr. Palin stated that a meeting
has been held with Standard Oil and they were agreeable to
additional dedication on Edinger Ave.
Roger Byers, representing the applicant,__
addressed the Board and explained the request.
A lengthy discussion was held with
regard to screening of restrooms and the veneer to be used
on the facility.
There being no other comment, the
hearing was closed.

A MOTION WAS MADE BY PALIN AND SECONDED
BY SPENCER TO APPROVE USE PERMIT NO. 71-59 WITH THE FOLLOWING
CONDITIONS:
1. The plot plan received December 9, 1971 as amended shall'

2. An additional eight feet of right-of-way on Edinger Ave.
shall be dedicated to the City.
3. The.modernization of the main structure, canopies and
signs shall conform to photographs received December 15,
1971.

To permit a zero rear yard setback in
lieu of the required 5 ft. setback and to permit a 3 ft.
interior yard setback in lieu of the required 5 ft. interior
yard setback.

To permit the construction of a
104 unit apartment complex. The subject property is
located on the northeast corner of Garfield Ave. and
Florida St. in the R3 Limited Multiple Family Residence
District.
The hearing was opened to the audience.
There was no one present to represent
the applicant and there being no other comment, the hearing
was closed.
It was noted by the Board that there
had been a meeting with the applicant to work out revisions
to the plot plan as requested.

BY MCFARLAND TO APPROVE CONDITIONAL EXCEPTION NO. 72-9 WITH
THE FOLLOWING CONDITIONS:
1. Carports constructed at zero setback shall be constructed
of maintenance free masonry material.
2. A landscape plan of the 3 ft. strip along the east pro-
perty line shall be submitted to the Board of Zoning
Adjustments for approval.

SECONDED BY SPENCER TO APPROVE USE PERMIT NO. 72-5 WITH THE
FOLLOWING CONDITIONS:
1. The plot plan received February 4, 1972 shall be the ap-
proved layout.
2. Garfield Ave. and Florida St. shall be dedicated and
fully improved to City standards at the time said parcel
is developed. Improvements shall include street trees,
streetlights, street signs, fire hydrants, sewer and
water main extensions.
3. Water supply shall be through the City of Huntington
Beach's water system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
5. The water, sewer and fire hydrant system shall be approved
by the Department of Public'Works and Fire Department.
6. The property shall participate in the local drainage
assessment district.

7. Soil reports as required by the Building Department
and the Department of Public Works shall be submitted
to the City prior to issuance of building permits.
8. All utilities shall be installed underground.
9. Fire alarm system conduit and appurtenances shall be
installed by the developer at locations and to speci-
fications provided by the Fire Department.
10. Off-street parking facilities shall conform to Article
979.
11. Parking compounds shall be screened with a combination
of fencing and landscaping. Said plan shall be approved
by the Board of Zoning Adjustments.
12. A masonry wall shall be constructed along the north and
east property line. The height of said wall shall be -.--
such that the top will be 6 ft. above the highest ground
surface within 20 ft. of the common property line. Ex-
cept within 10 ft. of the front and exterior property
line in which case the height of said wall shall be
reduced to 42 inches.
13. There shall be no fence, structure or landscaping con-
structed or maintained over 32 ft. high within a 10 ft.
by 10 ft. triangular area at the intersection of drive-
ways and streets or within a 25 ft. x 25 ft. triangular
area at the intersection of streets.
14. No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
15. All private streets shall meet the minimum standards for
apartment developments as adopted by the Planning
Commission.
16. The structural street section of ail private drives
shall be approved by the Department of Public Works.
17. All applicable City Ordinances shall be complied with.
18.. The wall of carports at zero setback shall be constructed
of maintenance free solid masonry material.
19. A plan shall be submitted of the carports abutting the
east property line and a landscape plan prior to issuance
of building permits.
20. Exterior elevations of the development shall be substan-
tially the same as on the renderings.

Dick Hammond, representing the
applicant, addressed the Board and explained the request.
It was noted by the Board that
a revised plot plan had been submitted and it now complies
with the parking requirements.

BY SPENCER TO APPROVE ADMINISTRATIVE REVIEW NO. 72-3 WITH
THE FOLLOWING CONDITIONS:
1. The plot plan received February 7, 1972 shall be the
approved layout.
2. Huntington Ave. and Clay St. shall be dedicated and
fully improved to City standards at the time each parcel
is developed. Improvements shall include street trees,
street signs, street lights, fire hydrants, sewer and
water main extensions.
3. Water supply shall be through the City of Huntington
Beach's water system.-

Ms. Pat Engle, applicant, addressed
the Board and explained the request. Ms. Engle stated that
the revised plot plan complies with the Board's request on
parking layout.

to be used for children's playroom. The subject property is
located at the northwest corner of Atlanta Ave. and Schooner In.
in the R1 Single Family Residence District.
The hearing was opened to the
audience.
Ruby Danford, representing the
applicant, addressed the Board and explained the request.
It was noted by the Board that
the facility had been greatly expanding and the masonry wall
along the tennis courts should be installed.

SECONDED BY MCFARLAND TO APPROVE USE PERMIT NO. 72-.9 WITH THE
FOLLOWING CONDITION:
1. A masonry wall shall be constructed along the north property
line. The height of said wall shall be such that the top
will be 6 ft. above the highest ground surface within 20 ft.
of the common property line.
AND FOR THE REASONS:
1. This use is not of a commercial nature, however, the use
is such that the Board should be concerned with the
operation and separation from the adjoining residential
properties.
2. A wall of this type would be required on a new development
of this type.

SECONDED BY PALIN TO APPROVE DIVISION OF LAND NO. 72-4 WITH
THE FOLLOWING CONDITIONS:
1. The plot plan received January 26, 1972 shall be the
approved layout.
2. Heil Ave. and Magnolia St. shall -be dedicated and fully
_improved to City standards at the time each, parcel is
developed: Improvements shall include street -trees,,
street signs, street lights, fire hydrants, sewer and
water main extensions.
3. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is developed.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system at the time each parcel is developed.
5. The property shall participate in the local drainage
assessment district at the time each parcel is developed.
6. All utilities shall be installed underground at the time
each parcel is developed.
7. A Parcel Map shall be filed with the City and recorded
prior to framing inspection of any structures on any

8. The Division of Land shall not be effective until,an agree-

of driveways and streets or within a 2.5 ft. x 25 ft.
triangular area at the intersection of streets.
13. No structures, other than those shown on the approved

14. A lighting system shall be installed within the project
equal in illumination to lighting on public streets.
A lighting plan shall be submitted to the Department
of Public Works for approval.
15. All private -streets shall meet the minimum standards
for -apartment developments as adopted by the Planning
Commission.
16. The structural street section of all private drives
shall be approved by the Department of Public Works.
17. All applicable City Ordinances shall be complied,with.
18. A Division of Land application, separating this parcel
from the remaining property held under the same owner-
ship, shall be filed with the City, approved and recorded.

were discussed. It was the consensus of the Board that re-

THE FOLLOWING REASONS:
1. The applicant has provided an excess of 900 sq. ft. within
one area with minimum dimensions of 27 ft. or a total of
1200 sq. ft. within one area of the yard.
2. There is an interior side yard setback of 12 ft. for
additional open space.
3.- The lot is a corner lot for which the developer has a
specific single story early California style architecture.
