Applicant: Drs. Angelici $ McBride
To permit the construction of
a medical -dental building with 3400 sq. ft. of floor area providing
26 parking spaces in lieu of the minimum requirement of 28 parking
spaces. The subject property is located north of Newman Avenue,
140 ft. east of Cameron Street in the R5 Office -Professional District.
It was noted by the Acting
Secretary that a staff meeting had been held with the applicant
and -that he had requested a continuance to allow time to revise
the plot plan.

Applicant: Classic Development
To permit a minimum open space
dimension of 21 ft. in lieu of the required 25 ft. minimum dimension
and to permit front yard setbacks on garages to be reduced to a
minimum of 20 ft. in lieu of the required 22 ft. setback. The
subject property is located south of Talbert Avenue, east of Beach
Boulevard in the R1 Single Family Residence District.
It was noted that the applicant
had revised the plot plan which no longer requires the conditional
exception.

To permit a reduction
in the front yard setback to 7 ft. 6 in. pursuant to Section
9106.2.1.1 of the Huntington Beach Ordinance Code. The subject
property is located on'the northeast corner of Newland Street
and Adams Avenue in the R1 Single Family Residence District.
It was noted by the
Board that a meeting had been held with the applicant and it
was determined that a conditional exception application would
be required which has been filed.

To permit zero side
yard setback for garages and 17 ft. driveways in lieu of the
required 20 ft. driveway for two-way traffic. The subject
property is located on the west side of loth Street approximately
50 ft. south of Olive Avenue in the R4-0 Multiple Family Resi-
dence District combining oil production.
The hearing was opened
to the audience.
Dr. Cooper, applicant,
and Mr. Hamasaka', developer, addressed the Board and explained
the request.
Discussion was held
with regard to the type of construction, setbacks, and code
requirements.
It was noted by the
applicant that the adjacent property was vacant.
It was a consensus of
the Board that with a revision to the plans, the variance
would not be required.

The applicant agreed to the
revision and requested withdrawal of Conditional Exception
No. 72-17.
There being no further comment,
the hearing was closed.

ADMINISTRATIVE REVIEW NO. 72-14

To permit the construction of
two concrete tilt -up industrial buildings. The subject property
is located east of Gothard Street, approximately 380 f t. north
of Heil Avenue in the M1 Light Industrial District.
There was no one present to
represent the applicant.
It was the consensus of the
Board that these applications should be continued to March 15,
1972 to allow time for the applicant to be present.

A MOTION WAS MADE BY
PALIN AND SECONDED BY SPENCER TO APPROVE ADMINISTRATIVE REVIEW
NO. 72-17 WITH THE FOLLOWING CONDITIONS:
1. Automatic door openers shall be installed on all garages
located on lots having a 7 1/2 ft. setback.
2. The previously approved Administrative Review No. 72-7 on
subject property shall become null and void.
