To permit the construction of

Applicant: Drs. Angelici & McBride
To permit the construction of
a medical -dental building with approximately 3400 sq. ft. of
floor area providing 26 parking spaces in lieu of the minimum
requirement of 28 parking spaces. The subject property is
located north of Newman Avenue, 140 ft. east of Cameron
Street in the R5 Office -Professional District.
The hearing was opened to
the audience.
It was noted by the Board that
these applications had been continued to allow the applicant
time to�subml t revised plot plans according to the Board's
request. Revised plans had been submitted incorporating the
Board's suggestions.
Dr. Angelici, applicant, was
present and addressed the Board to explain the request.

SECONDED BY SPENCER TO APPROVE CONDITIONAL EXCEPTION NO. 72-20
FOR THE FOLLOWING REASON:
1. The plot plan received this date is a much improved plot
plan. It affords better circulation, more landscaping,
more parking and will be more esthetically pleasing with
additional landscaping.

A MOTION WAS MADE BY
PALIN AND SECONDED BY SPENCER TO APPROVE ADMINISTRATIVE
REVIEW NO. 72-9 WITH THE FOLLOWING CONDITIONS:
1. The plot plan received March 13, 1972 as amended, shall
be the approved layout.
2. Newman Avenue shall -be dedicated and fully improved to
City standards at the time said parcel is developed.
Improvements shall include street trees, street signs,
street lights, fire hydrants, sewer and water -main
extensions.
3. Water supply shall be through the City of Huntington
Beach's sewage system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
S. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
6. The property shall participate in the local drainage
assessment"district.
7. Soil reports as required by the Building Department
and the Department of Public Works shall be submitted
to the City prior to issuance of building permits.
8. All utilities shall be installed underground.
9. Off-street parking facilities shall conform to Article 979.
10. Parking compounds shall be screened with a combination
of fencing and landscaping. Said plan shall be approved
by the Board of Zoning Adjustments.
11. A masonry wall shall be constructed along the north
property line. The height of said wall shall be such
that the top will be six (6) feet above the highest
ground surface within twenty (20) feet of the common
property line.
12. No structures, other than those shown on the approved
plot plan, shall -be constructed within the project.
13. All applicable City Ordinances shall be complied with.

Applicant: Signal Landmark, Incorporated
To permit a reduction of.minimum
open space dimension from 25 ft. minimum to as low as 20 ft. 6 in.
in the 900 sq. ft. portion of open space.

Applicant: Signal Landmark, Incorporated
To permit a reduction in the front
yard setback to 7 ft. 6 in. pursuant to Section 9106.2.1.1 of
the Huntington Beach Ordinance Code. The subject property is
located on the northeast corner of Newland Street and Adams
Avenue in the R1 Single Family Residence District.
It was noted by the Acting
Secretary that a letter had been received from Mrs. Mitchell
opposing this request.
The hearing was opened to the
audience on Conditional Exception No. 72-20.
Bill Hossfeld, representing the
applicant, addressed the Board.
As there were quite a number of
people in the audience interested,in this request, Mr. Hossfeld
made a presentation, explaining the request. It was noted that
additional side yard areas would be available for parking of
campers, trailers and recreation vehicles. He stated garage
door openers would be installed on homes with 7 1/2 ft. front
yard setbacks.
Robert Dingwall, property owner,
asked whether the houses on these reduced setbacks were
smaller units, more bedrooms? Is there a reduction in open
space?
Mr. Hossfeld stated they were
the same floor plan as used elsewhere in the tract and that
the reduced setback was to allow more space for the parking
of recreation vehicles. That open space had not been reduced
and they had an excess of the required open space.
A lengthy discussion was held
with regard to the distribution of open space.
The Board reiterated that there
was no reduction in open space, only a reduction in the
dimension.

A MOTION WAS MADE BY
PALIN AND SECONDED BY MCFARLAND TO APPROVE CONDITIONAL EXCEP-
TION NO. 72-20 FOR THE FOLLOWING REASONS:
1. The "41" plan could be located upon these lots and conform,
however, in doing so it would require that the developer
eliminate an area for parking recreational vehicles along
the side of the home.
2. It has been a policy of the Board to allow a reduction of
ten per cent in the required open space dimension where
the minimum 1200 sq. ft. of open space is exceeded. .

To permit the construc-
tion of two concrete tilt -up industrial buildings. The subject
property is located east of Gothard Street approximately 380 ft.
north of Heil Avenue in the M1 Light Industrial District.

Ron Britzman and Dick Rogers, representing the applicant,
addressed the Board and explained the request.

It was noted by the Board that
the plan was deficient in landscaping. Also, .that -an excess
of parking spaces had been provided and that landscaping
could be incorporated into the plan be replacing stall no. 15
on the plan with landscaping. Trash areas had not been
delineated on the plan and the Board discussed this -with the
applicant. The applicant was agreeable to the Board's sugges-
tion that-parking.stall no. 7 could be deleted and replaced
with an enclosed trash area.

AND SECONDED BY PALIN TO APPROVE DIVISION OF LAND NO. 72-10
WITH THE FOLLOWING CONDITIONS:
1. The plot plan received February 29, 1972 shall be the
approved layout.
2. Gothard Street and Heil Avenue shall be dedicated and
fully improved to City standards at the time each parcel
is developed. Improvements shall include street trees,
:street signs, street lights, fire hydrants, sewer and
water main extensions.
3. Water supply shall be through the City of Huntington
Beach's water system at the time each parcel is
developed.
4. Sewage disposal shall be -.through the City of Huntington
Beach's sewage system at the time each parcel is developed.
5. The property shall participate in the local drainage
assessment district at the time each parcel is developed.
6. All utilities shall be installed underground at the time
each parcel is developed.
7. All applicable City Ordinances shall be complied with.
8. A Parcel Map shall be filed with the City and recorded
prior to framing inspection of any structures on any
parcel.
9. The Division of Land shall not be effective until an
agreement is signed and recorded agreeing to the conditions
listed above.

from the remaining.property held under the same owner-
ship, shall be filed with the City, approved and recorded.
15. A revised plot plan shall be submitted prior to issuance
of building permits delineating additional landscaping
in stalls delineated as 15 and trash enclosure areas
within stalls delineated as 7.

Applicant: Milton G. Schley
To permit a reduction in open
space from the required 900 sq. ft. to 750 sq. ft. The
subject property is located on the west side of 15th Street
approximately 75 ft. north of Pecan Avenue in the R2 Two
Family Residence District.
The hearing was opened to the
audience.
There was no one present to
represent the applicant.
There -being no comment, the
hearing was closed.
It was noted by the Board that
the request conforms to the proposed Code Amendment No. 71-23
and a hardship does exist on the property.

SECONDED BY MCFARLAND TO APPROVE CONDITIONAL EXCEPTION NO. 72-18
FOR THE FOLLOWING REASONS:
1. Subject property is a 25 ft. lot and the size and shape
creates a substantial hardship.
2. The Development Standards as they exist were adopted for
larger lots, therefore, the applicant has justified his
request.

on a 25 ft. wide parcel which would reduce the minimum turning
radius of the abutting alley to 22.5 ft. in lieu of the required
minimum open space of 900 sq. ft. in lieu of reducing the total
open space to 838 sq. ft. The subject property is located on
the west side of 16th Street, 100 ft. north of Acacia Avenue
in the R2 Two Family Residence District.

PORTION OF THE REQUEST FORA 7 1/2 FT. SETBACK FROM THE EXISTING
ALLEY FOR THE FOLLOWING REASONS:
1. Subject property is a 25 ft. lot and creates a hardship.
2. Development Standards were established for larger lots.
3. The second story balcony which the applicant has provided
is additional open space.
REASON FOR DENIAL:
1. A 25 ft. turning radius is the minimum acceptable at this
location.

The hearing on
Conditional Exception No. 72-22 was opened to the audience.
Kenneth Kentner,
applicant, and David Hermanson, representing the applicant,
addressed the Board and explained the request.
It was noted by the
Board that a number of changes would be required to the plans
and that a floor plan would be required. It was the consensus
of the Board that the plot plan and layout of•parking was
incompatible with the existing medical building. The Board
recommended orienting the building to Brookhurst Street.
A length discussion
was held with regard to circulation and placement of the
building on the property with regard to curb cuts, driveways, etc.
