TO ACCEPT THE MINUTES OF OCTOBER 13, 1971 AS TRANSCRIBED.
CONDITIONAL EXCEPTION NO. 71-50 - Review
Applicant: A to Z' Wrecking
This item was before the Board
for review of landscape plan pursuant to conditions of approval.
There was no one present to
represent the applicant.
A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY SPENCER TO CONTINUE THE REVIEW OF CONDITIONAL
EXCEPTION NO. 71-50 TO APRIL 5, 1972 TO ALLOW TIME FOR THE
APPLICANT TO SUBMIT REVISED PLOT PLANS.

Applicant: Kenneth Kentner
To permit a reduction in the

7800 sq. ft. commercial structure.

Applicant: Kenneth Kentner
To permit a liquor store and
meat market. The subject property is located on the north-
east corner of Brookhurst Street and Atlanta Avenue in the
C2 Community Business district.
The hearing was opened to the
audience on Conditional Exception No. 72-22.
Kenneth Kentner, applicant,
addressed the Board and discussed his revised plot plan.
Mr. Kentner stated that he had an agreement with the abutting
property owner for access over subject property.

The Board reviewed
with the applicant, the requirements of the Huntington Beach
Ordinance Code and advised the applicant that with the
revised layout, the conditional exception application was
no longer needed. 1,

10. Off-street parking facilities shall conform to Article 97.9.
11. Parking compounds shall be screened with a combination
of fencing and landscaping. Said plan shall be approved
by the Board of Zoning Adjustments.
12. No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
13. An agreement for reciprocal easements shall be filed
and recorded for parking and vehicular access over each
of the parcels prior to the issuance of building permits.
14. Rooftop mechanical equipment shall be screened from view.
Said screening shall be approved by the Board of Zoning
Adjustments.
15. All applicable City Ordinances shall be complied with.

ADMINISTRATIVE REVIEW NO. 72-21 - Continued
Applicant: Gerald A. Jones
To permit the construction of
an industrial building. The subject property is located 75 ft.
north of the southwest corner of 17th Street and Huntington
Avenue, on the west side of Huntington Avenue.
There was no one present to
represent the applicant.
The Acting Secretary advised the
Board that the applicant had been in contact and reviewed the
conditions of approval and stated that he was agreeable to all
conditions as outlined. A lengthy discussion was held by the
Board on setback of the building and parking along the westerly
property line which is the ultimate right-of-way on Oregon Street.
It was the consensus of the Board
that the plot plan as amended showing a 3 ft. setback at the
location of the parking with landscaping would suffice.
A MOTION WAS MADE BY PALIN AND
SECONDED BY MCFARLAND TO APPROVE ADMINISTRATIVE REVIEW NO. 72-21
WITH THE FOLLOWING CONDITIONS:
1. The plot plan received March 13, 1972 as amended, shall
be the approved alyout.
2. Huntington and Oregon Streets shall be dedicated and fully
improved to City standards at the time said parcel is developed.
Improvements shall include street trees, street signs, street
lights, fire hydrants sewer and water main extensions.

Applicant: Zoran Imports
To permit the storage
of customer's cars. The subject property is located on the
north side of Main Street approximately 240 ft. south of
Pecan Avenue in the C3 General Business District.
Mr. Zoran was present
and discussed his proposed facility with the Board.
The Board adivsed
the applicant that his fence, as proposed, would be entirely
too high. Also that only operative vehicles which were being
stored for repair could utilize subject property.

PLOT PLAN AMENDMENT NO. 72-6
Applicant: Reverend Ronald Colloty
To permit the reorientation of
a proposed church on a previously approved site. The subject
property is located on the northeast corner of Magnolia Street
and Indianapolis Avenue in the R1 Single Family Residence
District.
The hearing was opened to the
audience.
Bill Parker, representing the
applicant, was present to discuss the proposed structure with
the Board. Mr. Parker advised the Board that seating capacity
has not changed since the original approval by the City for
the church facility.
There being no further comment,
the hearing was closed.
Board discussion followed.
A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY PALIN TO APPROVE PLOT PLAN AMENDMENT NO. 72-6
WITH THE FOLLOWING CONDITIONS: -
1. The applicant shall comply with all previous conditions
of approval on subject property.
2. Plot Plan received March 16, 1972 shall be the approved
layout.

USE PERMIT NO. 72-1 - Review

The Board reviewed plans submitted
to the Building Department pursuant to a condition of approval
on the proposed structure.

After discussion
the Board concurred with the applicant's plans.
A MOTION WAS MADE -BY
PALIN AND SECONDED BY MCFARLAND TO APPROVE THE ROOFTOP
MECHANICAL EQUIPMENT PLAN WITH THE FOLLOWING CONDITION:
1. The plot plan received by the Building Department and
dated March 28, 1972 shall be the approved plan for the
rooftop equipment.

PLOT PLAN AMENDMENT NO. 72-1 - Review
Applicant: Shorecliff Mobilehomes
The Board reviewed a
revised plot plan as submitted.
A lengthy discussion
was held by the Board and it was the consensus that the plan
received March 29, 1972 was in compliance with the Board's
request for terminating the drives along the southerly portion
of the mobilehome park..
A MOTION WAS MADE BY
PALIN AND SECONDED BY MCFARLAND TO APPROVE THE REVISED PLOT
PLAN WITH THE FOLLOWING CONDITION:
1. All conditions previously imposed on Plot Plan Amendment
No. 72-1 shall be complied with.

THE MOTION CARRIED.
The Board reviewed a
request from Angels facility on Edinger Avenue for grand
opening signs, submitted to the Building and Safety Department.
The Board found that
the request met the criteria of the Sign Ordinance.

30 DAYS.

REVIEW - Temporary overhead utilities in conjunction with
temporary horse stables.
The building permit to allow
these facilities were brought to the Board for review pursuant
to Section 9730.23 (b-3). After lengthy disdussion, it was
the consensus of the Board that as the Planning Commission
had given the Board direction at their May 11, 1971 meeting
to allow overhead utility lines at -these types of facilities.
A MOTION WAS MADE BY MCFARLAND
AND SECONDED BY PALIN TO APPROVE THE PERMIT WITH THE CONDITION
THAT THE REQUEST AND PERMIT RUN CONCURRENT WITH ALL -CONDITIONAL
EXCEPTIONS GRANTED TO ALLOW THESE FACILITIES.
