CONDITIONAL EXCEPTION NO. 72-30 - Continued
Applicant: Lester F. Zingone
To permit the construction of three
dwelling units with the following exceptions: (1) minimum open
space dimension of 8 ft. 9 in. in conformance with proposed
Code Amendment No. 71-23 in lieu of the minimum requirement
of 20 ft.; (2) total lot coverage of 53% in lieu of the maxi-
mum allowed 50%.
The subject property is located on
the southwest corner of Lincoln and Florida Streets in the
R2 Two Family Residence District.
It was noted by the Acting Secretary
that this item had been continued to allow time for the appli-
cant to clarify building square footage and for decision only.
Mr. Zingone, applicant, addressed
the Board.
A lengthy discussion was held with
regard to the square footage of the units. The applicant
stated there were approximately 1000 sq. ft. in each unit and
584 sq. ft. in the garages; 3584 sq. ft. total in the structure.
Mr. Zingone informed the Board that he did not wish to reduce
the size of the structure.

A MOTION WAS MADE BY PALIN AND SECONDED
BY SPENCER TO DENY CONDITIONAL EXCEPTION NO. 72-30 FOR THE
FOLLOWING REASON:
1. The applicant has not revised his plans to comply with the
requirements of the Code for building coverage on these
lots.

CONDITIONAL EXCEPTION NO. 72-26 - Continued
Applicant: Orange Coast Advertising Co.
To permit a temporary off -site direc-
tional sign to be erected in tandem and 8 ft. from an existing
temporary directional sign in lieu of the requirement that
signs not be in tandem and that they be at least 300 ft. apart.
The sub7'ect property is located on the southwest corner of
Beach Blvd. and Terry Dr. in the C4 Highway Commercial District.
The hearing was opened to the audience.
Ted King, representing the applicant,
addressed the Board and explained the request stating they
were willing to go along with whatever the Board recommended
in the way of a low ground sign. He stated, however, that the
plans submitted as requested by the Board at a previous meet-
ing would have to be revised with a change made in the copy.
There being no,other comment, the
hearing was closed.

A MOTION�WAS MADE BY PALIN
AND SECONDED_BY LIPPS TO APPROVE THE AMENDED REQUEST FOR A
LOW IDENTIFICATION SIGN WITH THE FOLLOWING CONDITIONS:
1. Conditional Exception No. 72-26 shall become null and
void on May 3, 1973.
2. The wording and design shall conform to the plan submitted
May 2, 1972 as amended by the Board..
AND FOR THE FOLLOWING REASONS: ;
1. The existing frontage property on Beach Blvd. has already
been utilized with subdivision signs.
2. The Planning Commission and City Council took into con-
sideration the need for identification of land development
projects in the City and said each one would be judged on
its own merits upon request.
3. Precedence has been set in that the Board has allowed
these identification signs for land development projects.

-4. There is a substantial economic hardship on the property
as it is a landlocked parcel with no arterial exposure.

Applicant: Surfglas Inc.
To permit the display of boats
subject to S. 9432, 9432.1 and-9432.3 of the Huntington Beach
Ordinance Code. The subject property is located at the north-
east corner of 6th St. and Pacific Coast Highway in the C3
General Business District.
Sterling Santley, representing
the applicant, addressed the Board and explained the request.
Boat display and storage,
landscaping requirements and required parking were discussed.

AND SECONDED BY LIPPS TO APPROVE ADMINISTRATIVE REVIEW NO.
72-24 WITH THE FOLLOWING CONDITIONS:
1. The use shall conform to Section 979 of -the Huntington
Beach Ordinance Code.
2. Additional potted plants shall be placed and maintained
throughout the display area and adjacent to the office
structure. This landscaping shall be equivalent to and
reviewed by the Board to meet the intent of the Ordinance
Code, S, 9432 OUTSIDE DISPLAY AND/OR STORAGE OF MERCHANDISE.

Applicant: McMichael Co., Inc.
'To permit the construction

ing 6 ft. in height. The subject property is located between
Huntington and Delaware Streets in'the'R3 Limited Multiple
Family Residence District.

A MOTION WAS MADE BY PALIN AND
SECONDED BY SPENCER TO APPROVE CONDITIONAL EXCEPTION NO.72-33
FOR THE FOLLOWING REASONS:
1. Fences, walls and hedges were allowed to within 62 ft. of
property lines at initial construction on five or more
building sites which the applicant is proposing.
2. The wing walls will not project beyond the eave overhang
and are flush with the face of the garages.
3. The walls proposed at these locations provide additional
privacy for the side yards.
4. Subject walls are architecturally designed as a portion
of the unit and to eliminate them would create an offen-
sive appearance of the front of the garages from the
street.

Applicant: Robert J. Allen
To permit an unenclosed, covered
porch to within 4 in. of the side property line in lieu of
the required 5 ft. setback, and to allow an eave overhang
to within approximately 4 in. of the side property line in.
lieu of the required 30 in. setback, in the R1 Single
Family Residence District.
The subject property is located
at 6532 Cory Dr.
The hearing was opened to the
audience.
William Rogers, representing the
applicant, addressed the Board and explained the request. -
It was noted by the Board that the
porch was to have been removed at the time of occupancy as
a condition of approval for the model home and sales complex
for this tract.: Also, at the time of occupancy, the tempo-
rary overhead utility lines were to be removed.

To permit the modernization
of an existing service station
including roof line, canopies,
pump islands, trash enclosure,
etc. The subject property is
located on the southwest corner of Edinger Ave. and Spring-
dale St. in the C2 Community Business District.
The hearing was opened to
the audience.
Adnan Khatib and G.R. Vazin,
representing the applicant, addressed the Board and explained
the request.
Signing, especially with
regard to height, was discussed. Also, circulation pattern
and landscaping. It was noted
that additional landscaping
would be required.
Katherine Wallen, taxpayer,
addressed the Board requesting
a much lower sign than was
proposed by the applicant. She
noted this had been done very
successfully in other cities.-

the perimeter of the property.
The subject property is located

A MOTION WAS MADE BY
PALIN AND SECONDED BY LIPPS TO APPROVE ADMINISTRATIVE REVIEW
NO. 72-29 WITH THE FOLLOWING CONDITIONS:
1. The plot plan received April 27, 1972 shall be the
approved layout.
2. Talbert Ave. and Harriman St. shall be dedicated and
fully improved to City standards at the time each parcel
is developed. Improvements shall include street trees,
street signs, street lights, fire hydrants, sewer and
water main extensions.
3. Water supply shall be through the City of Huntington
Beach•i s water -system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
5. The water, sewer and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
6. The property shall participate in the local drainage
assessment district.
7. Soil reports as required by the Building Department and
the Department of Public Works shall be submitted to the
City prior to issuance of building permits.
8. All utilities shall be installed underground.
9. Off-street parking facilities shall conform to Article 979.
10. Parking compounds shall be screened with a combination
of fencing and landscaping. Said plan shall be approved
by the Board of Zoning Adjustments.
11. No structures, other than those shown on the approved plot
plan, shall be constructed within the project.
12. All applicable City Ordinances shall be complied with.
13. Subject facility shall be used for storage purposes only.
