There was no one present
to represent the applicant.
It was noted that the
applicant had filed a revised plot plan which now complies
with the Ordinance Code.

2. Crystal St. shall be dedicated and fully improved to City
standards at the time said parcel is developed. Improve-
ments shall include street trees, street signs, street
lights, fire hydrants, sewer and water main extensions.
3. Water supply shall be through the City of Huntington
Beach's water system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
5. The water, sewer and fire hydrant system shall be approved
by the Department of Public Works and Fire Department.
6. The property shall participate in the local drainage
assessment district.
7. Soil reports as required*by the Building Department and

To allow the construction
of medical suites. The ;subject property is located southwest
of Beach Blvd. and Warner Ave. in the C4 Highway Commercial
District.
Dr. Friedman, applicant,
and William Scott, --representing the applicant, addressed the
Board and explained the request.
The plans were discussed
and several -changes were suggested by the Board. Require-
ments of the Huntington Beach Ordinance Code were reviewed.

CONDITIONAL EXCEPTION NO. 72-45
Applicant: Pfeifer Construction Co.
The request is the same as Condi-
tional Exception No. 72-40.
The subject property is located
on the north side of 18th St., approximately 150 ft. east
of Pecan Ave. in the R2 Two Family Residence District.
These six Conditional Exception
applications were considered at the same time as the appli-
cant and the requests were the same for all.
The hearing was opened to the
audience.
Bill Wonacott, representing the
applicant, and Oscar Taylor, owner of these properties,
addressed the Board and explained the request.
The Board informed the applicant�'
that four of the pending applications could not be -acted
upon because the requests were, in fact, upon illegal build-
ing sites, as it had been determined that subJ'ect-property
had been held in common with abutting properties under one
tax roll.
A lengthy discussion was held on
the specific structure proposed and as the applicant had a
desirable design for zero common lot construction, the Board
recommended that a means of conveyance for two of these -struc-
tures on one building site be discussed with the Planning
Commission. This type of construction would eliminate an
unusable 3 ft. side yard on each parcel and create a much
more meaningful open space area on the opposite side yard.
Bill Wonacott indicated that he
was not sure if the developer would go with this zero.type
of construction. He, therefore, agreed to a continuance to
discuss this construction with the applicant.
The Board then discussed with
the applicant, the two parcels that were legal building sites
as to usability of open space, setbacks and building elevations.
There being no further comment,'the
hearing was closed.

SECONDED BY PALIN TO APPROVE CONDITIONAL EXCEPTION NO. 72-48
WITH THE FOLLOWING CONDITION:
1. The building abutting the pump station shall be constructed
of material depicted on overall plans.
AND FOR THE FOLLOWING REASONS:
1. The building is abutting a public utility pump station.
2. By imposing a condition of treatment, it should not be
detrimental to the street scene.
3. The Planning Commission has instructed the staff to prepare
a code amendment on new industrial development standards
which would incorporate a zero interior side yard setback.
