BOARD MEMBERS PRESENT: BOARD MEMBERS ABSENT: McFarland, :;pencer, Palin None AGENDA ITEMS TO BE CONTINUED OR WITHDRAWN: USE PERMIT NO. 71-40 - Continued Applicant: Robert F. Nease To permit the construction of a 52 unit apartment building complex. The subject property is located on the east side of Green Street, 300 feet north of Warner Avenue in the R3 Limited Multiple Family Residence District. It was noted by the Acting Secretary that the applicant has been in contact and requested a continuance of this application to allow time to revise his plot plans and submit additional schematics. A_ MOTION WAS MADE BY PALIN AND SECONDED BY SPENCER TO CONTINUE USE PERMIT NO. 71-40 TO JUNE 21, 1972 FOR THE AFOREMENTIONED REASON. ROLL CALL VOTE: AYES: McFarland, Spencer, Pelin NOES: None THE MOTION CARRIED CONDITIONAL EXCEPTION NO. 72-51 Applicant: Lester F. ZinRone To permit the construction of triplexes with oppen space to be provided by areas with a minimum dimension of 10 feet in conformance with proposed Code Amendment No. 71-23 in lieu of the required minimum dimension of 20 feet. The subject prope-rty is located on the southwest corner of Lincoln Avenue and Florida Street in the R2 Two Family Residence District. . The hearing was opened to the audience. Mr. Zingone, applicant, addressed the Board and explained the request. It was noted by the Board that a previous application had been filed by the applicant for a variance in open space requirements with building coverage of 53%. The coverage has been reduced to 46%. There being no further comment, the hearing was closed. Board discussion followed. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY PALIN'TO APPROVE CONDITIONAL EXCEPTION NO. 72-51 FOR THE FOLLOWING REASON: -1- 6/7/72 - BZA Minutes: H.B. Board of Zoning Adjustments June 7, 1972 Page 2 1. The arrangement and utilization of open space,as proposed, is superior to the strict compliance with;the Ordinance and provides open space that directly relates to the unit. The open space as shown conforms to proposed Code Amendment No. 71-23. ROLL CALL VOTE: AYES: McFarland, Spencer, Palin NOES: None THE MOTION CARRIED MISCELLANEOUS: PLOT PLAN AMENDMENT NO. 71-2 - Review Fred Jefferson requested that the. Board evaluate landscape screening in lieu of a masonry wall. It was noted by the Board that the Planning Commission has, in the past, instructed the Board to encourage the landscaping treatment in lieu of a screening wall. A lengthy discussion was held by the Board. It was felt perhaps the shrubs were too tall and too dense. It was a consensus of the Board that the Acting Secretary contact the applicant to make recommendation on a revised plan.° USE PERMIT NO. 72-33 - Review Applicant: Santa Anita Development A revised plot plan was submitted to the Board in compliance with condition no. 18.. The Board reviewed the plot plan. _Board discussion followed. A MOTION WAS MADE BY PALIN AND SECONDED BY SPENCER TO APPROVE THE PLAN AS SUBMITTED, FOR TiM FOLLOWING REASON: 1. The applicant has conformed with the Ordinance Code. ROLL CALL VOTE: AYES: McFarland, Spencer, Palin NOES: None THE MOTION CARRIED. CONDITIONAL EXCEPTION NO. 72-52: A letter requesting withdrawal of Conditional Exception No. 72-52= was received and reviewed by the Board. Mr. Rossworn, applicant, also requested a refund. It was noted by the Acting Secretary that this application had not been processed fully by the Planning Department. A MOTION WAS MADE BY MCFARLAND AND SECONDED BY PALIN TO APPROVE THE REQUEST FOR WITHDRAWAL OF CONDITIONAL EXCEPTION NO. 72-52 AND TO REQUEST RF.IMBURSAL OF THE $25.00 FILING FEE. 6/7/72 - BZA Minutes: H.B. USE PERMIT NO. 71-11 - Review of Elevations Applicant: Stanley Fann Shopping center at northwest corner of Springdale and Warner Avenue. Elevations were reviewed for the proposed new addition to the shopping center. It was the consensus of the Board that the elevations submitted were incompatible with the remainder of the buildings in the shopping center...
