Minutes of January 12, 19, 26, February 2, 9, 16,
23, 1972 were accepted as transcribed.

It was noted
by. the Board that the Planning Commission has not had an
opportunity to review this -type of construction; therefore,
the Board recommended a continuance on these items.

MADE BY PALIN AND SECONDED BY SPENCER TO CONTINUE CONDITIONAL
EXCEPTIONS NO. 72-41, 72-42, 72-43 and 72-44 TO THE JUNE 219
1972 MEETING FOR THE AFOREMENTIONED REASON.

CONDITIONAL EXCEPTION NO. 72-50 - Continued To permit the

of patio structures
at zero rear yard,setback in lieu of the.minimum rear yard re-
quirement of 10 ft. The subject property is located west of
Goldenwest Street, south of McFadden Avenue -in the R1 Low Den-
sity Residential District.
The hearing was
opened to the audience.
No one was present
to represent the applicant.- It was noted however, that this
request had been discussed thoroughly with the applicant at a
previous meeting and that the request is -for only two models
within the model complexes,
There being no
other comment, the hearing was closed.

SECONDED BY PALIN TO APPROVE CONDITIONAL EXCEPTION NO. 72-50
WITH THE FOLLOWING CONDITION:
1. The applicant shall post these patio structures with a
sign which states that this type of construction is not
allowed except where abutting permanent open space.
AND FOR THE FOLLOWING REASONS:
1. The patio structures are in conjunction with models
within the model home complex.
2. The patio structures are abutting a permanent perimeter
wall 12 ft. in height and will not be seen from an
arterial highway.

CONDITIONAL EXCEPTION NO 72-40 -A
Applicant: Mr. & Mrs. J. P. Blair
To permit the construction,of a
block wall enclosure 6 ft. in height to within 10 ft. of
the front property line in lieu of the minimum front yard
requirement of 15 ft. for structures exceeding 42 inches
in height in the R1 Low Density Residential District. The
subject property is located at 20141 Glacier Circle, Huntington
Beach, Calif.
The hearing was opened to the audience.
Mr. and Mrs. Blair, applicants,
addressed the Board and explained the request.
General aspects of the request were
discussed such as material to be used for the block wall, rear
yard setback and finished grade. It was determined that the
finished grade would be the same as the sidewalk level.
There being no other comment, the
hearing was'closed.

Applicant: Richard E. Seleine
To permit the construction
oC an 8400 sq. ft. retail sporting goods store on an .8 acre
parcel of land in the C4 Highway Commercial District. The
subject property is located at the southeast corner of Edinger
Avenue and Gothard.
The hearing was opened
to the audience.
Mr. Dick Seleine, applicant,
addressed the Board and explained the request.
It was noted by the
Board that a Division of Land application would be required.
The applicant stated that
a division of land had been recorded with the County.
A lengthy discussion
was held with regard to walls, rooftop mechanical equipment
enclosure and design of structure. Signing was also discussed
and the Board informed the applicant that this approval does
not permit any type of signing at the location as shown on
the plans.
It was noted by the
Board that the signing in this area is setting back quite a
distance and that it would be desirable that the proposed
signing at the location as shown on the plans.

A MOTION WAS MADE BY PALIN AND
SECONDED BY MCFARLAND TO APPROVE USE PERMIT NO. 72-36
WITH THE FOLLOWING CONDITIONS:
1. The plot plan received May"30, 1972 shall be the
approved layout.
2. Edinger Avenue and Gothard Street shall,be dedicated
and fully improved to City Standards at the time said
parcel is developed. Improvements shall include
street trees, street signs, street lights, fire hydrants,and
sewer and water main extensions.
3. Water supply shall be through the City of Huntington
Beach's water system.
4. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
5. The water, sewer and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
6. The property shall participate in the local drainage
assessment district.
7. Soil reports as required by the Building Department
and the Department of Public Works shall be submitted
to the City prior to issuance of building permits.
8. All utilities shall be installed underground.
9. Fire alarm system conduit and appurtenances shall be
installed by the developer at locations and to speci-
fications provided by the Fire Department.
10. Off-street parking facilities shall conform to Article 979•.
11. Parking compounds shall be screened with a combination
of fencing and landscaping. Said plan shall be approved
by the Board of Zoning Adjustments.
12. No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
13. All signs shall be submitted to the Board of Zoning
Adjustments for approval action.

14. All applicable City Ordinances -shall be complied with.
15. A Division of Land application,_separating this parcel
from the remaining property held under the same
ownership, shall be filed with the City, and approved
prior to issuance of -building permits.
16. Rooftop mechanical equipment to be screened and a
plan shall be submitted to the Board of Zoning Adjust-
ments for approval.

MCFARLAND AND SECONDED BY PALIN TO APPROVE ADMINISTRATIVE
REVIEW NO. 72-41 WITH THE FOLLOWING CONDITIONS:
1. All applicable provisions of Tentative Tract No. 6874
shall be complied with.
2. Lot 3 shall be revised to reflect the 22 ft: entry
garage; lot 1 shall have a 15 ft. setback at entrance.
3. Lots 21 through 26 are not included in this approval.
4. A revised plot plan shall be submitted prior to the
issuance of building permits.
5. Section 9601.2.1.1 of the H. B. Ordinance Code shall be
complied with.

addressed the Board and explained the request.
A lengthy discussion was
held with regard to the proposed division of land, easements
and street alignment.
It was the consensus of the
Board that further review would be required.
