of the Huntington Beach Ordinance Code, located approxi-

District.
The hearing was opened to the audience.
Mrs. Stapleton, the applicant, was present to discuss the
request with the Board.
The Board reviewed the circulation pattern and found it to
be satisfactory with raised curbs to control the traffic.
It was suggested that the color scheme of the kiosk he
compatible with the existing shopping center and the east
and west driveways be restricted to one-way traffic.

Board and explained the requests.
Discussion pursued as to the variation of lots shown on the
plot plan and the Board indicated a need or additional 7 1/2
ft. setbacks along Densmore Street for more variations in the
street scene. ,
The Board suggested the applicant meet with
the staff to review
setbacks, variation, and open space for his
plans.

The hearing was opened to the audience.
Mr. Dave Langlois, representing the applicant, addressed the
Board and presented open space calculations on his proposal.
Discussion of lots throughout the tract pursued with a change
in lot 47 to meet code requirements. The Board indicated a
desire for a floor plan or elevations and suggested the
applicant try alternatives to the current layout.

Discussion was held with regard to open space and the angle

Applicant: W. Sterling Buck 4 Associates, Inc.
To permit the construction of a 27 unit apartment complex
pursuant to S. 9162.3.1 of the Huntington Beach Ordinance Code,
located on the north side of Heil Avenue approximately 300 ft.
east of Algonquin Street in the R2 Medium Density Residential
District.
The hearing was opened to the audience.
Mr. Robert Stellrecht, representing the applicant, addressed
the Board and explained the request.
It was noted that this property is located within the non -ocean
oriented area. The Board explained to Mr. Stellrecht also
that Article 932 would require a minimum paved width of 33 ft.
for the driveways.
Discussion of the parking and access continued between the
applicant, the Board, and a representative of the Fire Depart-
ment.
There being no further comment, the hearing was closed.

Applicant: Donald E. Goode
To permit the construction of an industrial building in the
M1-CD zone located on the east side of Gothard, approximately
295 ft. south of Slater Avenue.
Mr. Goode, the applicant, addressed the Board and explained
his request.
The Board noted this property is located in the -CD Civic
District suffix area and required a hearing by the Design
Review Board. The applicant stated the Design Review Board
had already reviewed the proposal.
The conditions of approval were reviewed, and discussion pur-
sued as to the location and screening of the trash area, sewer
and improvements, and the assessment district.

ADMINISTRATIVE REVIEW NO. 72-88 WITH THE FOLLOWING CONDITIONS:
1. The plot plan received September 13, 1972 shall be the
approved layout.
2. Gothard Street shall be dedicated and fully improved to City
Standards at the time said parcel is developed. Improvements
shall include street trees, street signs, street lights,
fire hydrants, sewer and water main extensions.

3. Water supply shall be through the City of Huntington
Beach's water system.
4. Sewage.disposal shall be through the City of Huntington

6. Soil reports as required by the Building Department and
the Department of Public Works shall be submitted to the
City prior to issuance of building permits.
7. All utilities shall be installed underground.
8. Off-street parking facilities shall conform to Article 979.
9. Parking compounds shall be screened with a combination of
fencing and landscaping. Said plan shall be approved by
the Board of Zoning Adjustments.
10. No structures, other than those shown on the approved
plot plan, shall be constructed within the project.
11. All applicable City Ordinances shall be complied with.
12. The applicant shall relocate the trash area and screen
it from public view.

of the Huntington Beach Ordinance Code, located on Beach Blvd.
approximately 875 ft. south of Garfield Avenue in the C4
Highway Commercial District.
The hearing was opened to the audience.
Mr. Dick Hughes, representing the applicant, addressed the
Board and explained that the property to the north is apartment's
and blocks the view of the sign. He further indicated the
plans designate the only place the sign could be viewed from
Beach Blvd.
The Board discussed side angle with relation to the units to
the north and indicated the applicant would need a hardship
for approval of this application.
There being no further comment,.the hearing was closed.

Mr. John Flanagan, representing the applicant, addressed the
Board and explained the request.
The Board advised the applicant that the signing shown on the
plans would have to be changed to comply with code.
Discussion pursued with regard to the plans and the Board sug-
gested Mr. Flanagan consider changing the relocation of the
sales office to another place. Discussion continued on this
proposal.

THE FOLLOWING REASONS:
1. Only one building on subject property may be allowed a free
standing sign.
2. The second free standing is not allowed as the additional
building is an accessory garage. The owner could utilize

It was noted that there was no provision for signing indicated

The Board reviewed the new location of the sign and discussed
whether the sign should be considered an identification or
pole sign.
A MOTION WAS MADE BY PALIN AND SECONDED BY SPENCER TO APPROVE
THE RELOCATION OF THE SIGN FOR USE PERMIT NO. 72-33 WITH THE
FOLLOWING CONDITIONS:
1. Approval action is limited to the relocation of the sign
to the center frontage of the parcel along Warner Avenue
and is to be incorporated within a landscaped area by
the deletion of one parking stall.
2. The bottom panel of the sign shall be set aside for
sign copy for other shops within the center.
