Board of Zoning Adjustments Wednesday, November 8, 1972 Page 2 REGULAR AGENDA ITEMS FOR PUBLIC HEARING: USE PERMIT NO. 72-71 - Continued Applicant: Larwin-Southern California Inc. To permit the construction of a private recreation area pursuant to S. 9161.3.4, of the Huntington Beach Ordinance Code located within Tract 7596 which is bounded on the north by Garfield Ave. and Newland Ave. on the west in the R2 Medium Density Residential District. The hearing was opened to the audience. Mr. Gerald Wahlstrom and Mr. Rick Macklin, representatives of the applicant, and Mr. Paul Byrnes, Toups Engineering, addressed the Board. It was noted that this item had been continued from.a previous meeting to allow time for an evaluation of the parking spaces needed for a rec- reation facility. The staff established that an average of 12 to 15 spaces would be needed including street park- ing.. The Board examined the orientation of the recreation areas in the subdivision. It was felt by the Board that the northerly facility would create problems because of parking layout. Larwin agreed to withdraw the request for this area. Upon further investigation of the plans it was found that the southern facility was de- ficient in parking spaces which could be picked up on - site. It was suggested that a condition of approval could require additional parking if the traffic engineer so designates, however, a plan with less than four on -site parking spaces could not be accepted. Landscaping as required by Code was discussed, and the Board requested the applicant to submit renderings. There being no further comment, the hearing was closed. Board discussion followed.
