This application has been con-
tinued to allow the Building Department time to contact
the applicant about access to the lot and blockades for
traffic control onto Edinger Avenue. As no revised plan -
had yet been submitted, the Acting Secretary suggested the
Board not take action on the application until such time
as the applicant complies with the Board's request for a
,revised plan.

the applicant, addressed the Board and presentdd a floor
plan for evaluation of the open space to the units.

Mr. Clyde Cropper, a representative
of the applicant, reviewed the relation of the court area
to the structure and open space. They further discussed
parking arrangements for the units after obtaining a bed-
room count for the complex. Elevations along with building
materials and design of the units were then considered.

submitted had parking,access, and signing problems, and

It was suggested that the staff

addressed the Board and explained the plans and
parking arrangement.
The Board noted this
application would not require an exemption
declaration pursuant to a City Council resolution.
The applicant discussed with the Board the relation of
the waterfront lot to Code requirements for setbacks.
It was the consensus of the
Board that the applicant shall maintain a maximum drive-
way width of 18 ft.
There being no further comment,
the hearing was closed.

SECONDED BY MCFARLAND TO APPROVE CONDITIONAL EXCEPTION
NO. 72-94 WITH THE FOLLOWING CONDITIONS:
1. The applicant shall relocate the house to within
9 ft. of the rear property line to allow for
additional front yard setback.
2. The maximum driveway width shall be 18 ft.
AND FOR THE FOLLOWING REASONS:
1. The property is an irregularly shaped lot on a cul-de-tac
and it would be overly restrictive to require the
applicant to move the garage to the south property
line for a 20 ft. setback.
