To permit the construction of a carport
in the R2 zone, pursuant to S.9106, Huntington Beach Ordinance
Code, located East of Melody Lane, approximately 360 ft. south
of Edinger Avenue.
The hearing was opened to the audience,
there being no comment the hearing was closed.
The Acting Secretary informed the Board
that revised plot plans have not been submitted, therefore
continuance of this item is recommended.

To permit construction of five (5)
residential units in an R2 medium density residential district
pursuant to Section 9162.3 of the Huntington Beach Ordinance
Code, located on the West side of 'Sth Street approximately
100 ft. north of Pecan Avenue.
The hearing was opened to the audience.
Mr. and Mrs. Gipple, applicants, addressed the Board and ex-
plained their request. The Board held a discussion regarding
the open space within the complex.
There being no other comment the
hearing was closed.
A MOTION WAS MADE BY GERARDEN AND
SECONDED BY SPENCER TO APPROVE USE PERMIT NO. 73-9 UPON THE
FOLLOWING CONDITIONS AS AMENDED:
A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS:
1. The revised plot plan received February 21, 1973
shall be the approved layout.
2. 15th Street and the alley shall be dedicated to
City standards at the time each parcel is developed.
3. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
4. Soil reports as required by the Building Department
and the Department of Public Works shall be submitted
to the City.

5. A plan shall be submitted to the Planning Depart-
ment indicating fencing as shown on the approved
plot plan. Said plan shall be approved by the
Planning Department.
B. TO BE COMPLETED PRIOR TO FRAMING INSPECTION:
Revised plans indicating fencing on the north and west
of the project shall be submitted to the Planning
Department for approval.
C. TO BE COMPLETED PRIOR TO FINAL INSPECTION:
1. 15th Street and alley shall be fully improved in-
cluding street trees, street signs, street lights,
fire hydrants, sewer and water main extensions.
2. All utilities shall be installed underground.
3. Off-street parking facilities shall conform to
Article 979.
D. TO BE COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE1OF
OCCUPANCY:
1. Water supply shall be through the City of Huntington
Beach's water system.
2. Sewage disposal shall be through the City of Huntington
Beach's sewage system.

plot plan, shall be constructed within the project.

tinuance. The Acting Secretary indicated that this item
had been continued several times.

side of Newman Ave. approximately 140 f t. east of Cameron St.
in the RS Office Professional District.
Mr. Robert Zinngrabe, represent-
ing the applicant, addressed the Board and explained the pro-
posal. Mr. Zinngrabe informed the Board that there will be
4 doctors within the proposed complex. The Board discussed
required parking as provided for in Artic.e 979 of Huntington
Beach Ordinance Code. Further discussion followed.

UPON THE FOLLOWING CONDITIONS:
A. TO BE CONSTRUCTED PRIOR TO ISSUANCE OF BUILDING PERMITS:
1. The revised plot plan received February 21, 1973,
shall be the approved layout.
2. Newman Avenue shall be dedicated to City standards
at the time each parcel is developed.
3. Elevations of the proposed plan shall be as submitted
to the Board of Zoning Adjustments for review and
approval action as of February 21, 1973.

4. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
S. All buildings on lots abutting a City easement shall
be set back five (5) feet from the edge of such ease-
ment.
6. Soil reports as required by the Building Department
and the Department of Public Works shall be submitted
to the City.
B. TO BE COMPLETED PRIOR TO FRAMING INSPECTION:
1. A landscaping plan shall be submitted to the Planning
Department for review and approval action.
2. Rooftop mechanical equipment shall be screened from
view. Said screening plan shall be approved by the
Planning Department.
3. All signs for the proposed development shall be
submitted to the Board of Zoning Adjustments for
review and approval.
4. Fire alarm system conduit and appurtenances shall be
installed by the developer at locations and to
specifications provided by the Fire Department.
C. TO BE COMPLETED PRIOR TO FINAL INSPECTION:
1. Newman Avenue shall be fully improved including street
trees, street signs, street lights, fire hydrants,
sewer and water main extensions.
2. All utilities shall be installed underground.
3. Off-street parking facilities shall conform to
Article 979.
4. A masonry wall shall be constructed along the north
property line. The height of said wall shall be such
that the top will be six (6) feet above the highest
ground surface within twenty (20) feet of the common
property line. Except within the S feet of the front
property line in which case the height of said wall
shall be reduced to 42 inches.
S. There shall be no fence, structure or landscaping
constructed or maintained over 3 1/2 feet high within a
10 ft. by 10 ft. triangular area at the intersection
of driveways and streets or within a 25 ft. by 25 ft.
triangular area at the intersection of streets•
D. TO BE COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE OF OCCUPANCY:
1. Water supply shall be through the City of Huntington
Beach's water supply system.
2. Sewage disposal shall be through the City of Huntington
Beach's sewage system.
3. Easements for utilities or walkways shall be provided
to Department of Public Works standards.
