It was noted by the Board that the staff had recommended a
continuance on these applications to pursue further improve-
ments on the property.

The Board noted this application is not necessary as the

To permit the construction of a carport in the R1 zone, pursuant
to S. 9106 of the Ordinance Code. The subject property is lo-
cated on the east side of Melody Lane approximately 360 ft. south
of Edinger Avenue.
The hearing was continued from a previous meeting.
The Board noted it had not received a letter of withdrawal from
the applicant, as it was concurred at a prior meeting that same
was needed. Therefore, the Board would recommend denial of the
subject application.

No. 70-43, pursuant to S. 9811.4 of the Ordinance Code. The
subject property is located on the northwest corner of Atlant:t
Avenue and Magnolia Street in the Rl Low Density Residential
District.
The hearing was opened to the audience.
Mr. Jeff Holmes, representing the applicant, addressed the Board
and explained that the original plans made the walking distance
to the units too far. An alternate plan reorienting the parking
situation to bring the parking areas closer to the building was
reviewed and Mr. Holmes indicated the open space exceeds Code

requirements and the streets conform to the original plan.
The Board held discussion of the widths of the roads and
whether they could accommodate parking on both sides of
the street throughout the development and comparisons with
the original plans were made.
It was recommended that the applicant submit revised plot
plans reflecting the dimensions of the drives as discussed.
There being no further comments, the hearing was closed.
ON MOTION BY GERARDEN AND SECOND BY SPENCER PLOT PLAN
AMENDMENT NO. 72-12 WAS APPROVED WITH THE FOLLOWING
CONDITIONS BY THE FOLLOWING ROLL CALL VOTE:
1. All conditions of approval for Tentative Tract Map.
No. 5419 and Use Permit No. 70-43 shall apply to Plot
Plan Amendment No. 72-12.
2. A revised plot plan shall be submitted to the Board of
Zoning Adjustments for approval prior to the issuance
of permits.
3. All applicable conditions shall be complied with.

The hearing was reopened from a previous meeting.
The Acting Secretary indicated that several attempts had been
made to communicate with the applicant without success.
The Board noted the revised plans requested had not as yet
been submitted and therefore recommended denial of the
application.

The hearing was opened to the audience.
The plan check by the staff indicated a problem with the
turning radius creating an inaccessible parking area. Dis-
cussion continued in regard to the number of parking spaces
required by Code and that shown on the plan.
There being no further comment, the hearing was closed.
Board discussion followed. It was recommended that the
applicant meet with the staff to obtain further clarification
of the plan's compliance with all code requirements.

To permit the construction of a 9 unit apartment complex pur-
suant to S. 9202.3.1.3 of the Ordinance Code. The subject
property is located on the northeast corner of Hoskins Street
and Warner Avenue in the R3 Medium Density Residential District.
The hearing was opened to the audience.
There was no one present to represent the applicant.
The Board discussed the length of the driveway and the wall
along Warner Avenue. They suggested the wall be built to a
minimum height of 42 inches and that landscaping be incorporated
along with it.
They further reviewed the allocation of open space, parking for
the development, and the trash area as required by Code.
There being no further comment the hearing was closed.
Board discussion followed, and recommended the applicant meet
with the staff for a revision of the plot plans.

property is located on the southwest corner of 8th Street

The hearing was opened to the audience.
Mr. John King, representing the applicant, addressed the
Board and explained the request.
The Board noted that a major redevelopment of this nature
would require access from the alley. This application as
submitted could not accomplish that, therefore an Administrative
Review application would not be the proper application.
The Board recommended the applicant file a Conditional
Exception application and indicate hardships on same, or
redesign the plans and meet with the staff to review them.

To permit an addition to a single family dwelling unit
pursuant to S. 9719 of the Code. The subject property
is located on the east side of Pine Street approximately
100 ft. south of Utica Avenue in the R1 Low Density Residential
District.
The hearing was opened to the audience.
Mrs. Boos, the applicant, addressed the Board.
The Acting Secretary noted this lot was subdivided in 1948
which would require 15 ft. dimensions plus 1 ft. for every
20 ft. of frontage. He further questioned whether the area
to be used is part of the open space by present Code standards.

ADMINISTRATIVE REVIEW NO. 73-30
Applicant: Pacific City Bank
To permit temporary use of a trailer for banking office
facility pursuant to S. 9730.17 of the Ordinance Code in the
C2 Community Business District. The subject property is lo-
cated on the southwest corner of Edinger Avenue and Golden
West Street.
Mr. D. B. Walter, the representative of the applicant, addressed
the Board and explained the request.
The conditions of approval were reviewed with the applicant.
Mr. Walter indicated the trailer would be used for approximately
8 months, but certainly less than a year.

Applicant: Standard Oil Company of Calif.
To permit a complete reconstruction of an existing service
station. The subject property is located on the southeast
corner of Main Street and Beach Boulevard in the C2 Community
Business District.
The hearing was opened to the audience.
Mr. Hal Douglas and Mr. Jim Vickers, representing the applicant,
addressed the Board and explained their request.
The Board noted that total reconstruction of the site would
require rear entry bays. Board member, Mr. Gerarden, asked
whether the bays could be reoriented toward the parcel and not
the main highway. Considerable discussion as to the pros and
cons of reorienting the facility was held. They further
reviewed the signing, screening for the facility, and the
parking situation.
Mr. Douglas -and Mr. Vickers indicated they would agree to
concurring with the Service Station Ordinance and use a monument
type sign.
There being no further comment, the hearing was closed.

To permit the construction of a 4 unit apartment building

to S. 9301.2 of the Huntington Beach Ordinance Code.
Mr. Foxx, the applicant, addressed the Board and explained
the request.
The Board reviewed the open space and landscaping with Mr. Foxx
and made suggestion that he made the open space usable by
the tenants. They then reviewed the conditions of approval.
ON MOTION BY GERARDEN AND SECOND BY SPENCER ADMINISTRATIVE
REVIEW NO. 73-31 WAS APPROVED WITH THE FOLLOWING CONDITIONS
BY THE FOLLOWING ROLL CALL VOTE:
A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS:
1. The plot plan received February 23, 1973 shall be
the approved layout_.
2. The alley and 21st Street shall be dedicated to
City standards at the time each parcel is developed.
3. The water, sewer, and fire hydrant system shall be
approved by the Department of Public Works and Fire
Department.
4. Soil reports as required by the Building Department
and the Department of Public Works shall be submitted
to the City.
S. A revised plan shall be submitted reflecting the
remaining open space as an active recreation area
incorporating lawn furniture, tot lot area, or
similar treatment. Such plan shall be approved
by the Board of Zoning Adjustments.
6. A 25 ft. turning radius shall be provided to the
open areas. Such radius shall be on dedicated and
improved public right-of-way.

The Board reviewed the modific`$L:tions submitted by Ron Montgomery,

the Army Corps of Engineers allowing Tract 6808 to put in wharfs.
ON MOTION BY SPENCER AND SECOND BY EADIE THE MODIFICATION IN THE
GARDEN WALL FOR TRACT NO. 6808 AND CONDITIONAL EXCEPTION NO. 72-49
