C. TO BE COMPLETED PRIOR TO FINAL INSPECTION:
1. Beach Blvd.V Terry Drive, Viewpoint Drive shall be
fully improved including street trees, street signs,
street lights, fire hydrants, sewer and water main
extensions.
2. All utilities shall be installed underground.
3. Off,street parking facilities shall conform to
Article 979.
4. A masonry wall shall be constructed along north and
west property lines as noted on approved plot plan.
The height of said wall shall be such that the top
will be six (6) feet above the highest ground surface
within twenty (20) feet of the common property line.
5. There shall be no fence, structure or landscaping
constructed or maintained over 3 1/2 feet high
within a 10 ft. by 10 ft. triangular area at the
intersection of driveways and streets or within a
25 ft. by 25 ft. triangular area at the intersection
of streets.
6. A lighting system shall be installed within the
project equal in illumination to lighting on public
streets.
Lighting.system shall be shielded to reflect away
from adjoining properties and streets. Said plan
shall be approved by the Department of Public Works.
D. TO BE COMPLETED PRIOR TO ISSUANCE OF CERTIFICATE OF
OCCUPANCY:
1. -Water supply shall be through the City of Huntington
Beach's water supply system.
2. S ewage disposal shall be through the City of Huntington

4., The property shall participate in the local drainage
assessment district.

Mr. John King, the applicant. -was present.
The Acting Secretary stated that the project was exempt from an
Exemption Declaration.
Mr. King addressed the Board and reviewed the plans. Conditions
of approval were discussed.

To permit the construction of an 8000 sq.-ft. bank building
pursuant to S-94S0.5 of the Huntington Beach Ordinance Code
Jocated on the west side of Goldenw'est St. approximately
150 ft. south of Edinger in a C2 commercial district.
Mr. Walter, of Pacific City Bank, Mr. Don Davis, Krchitect, and
Mr. L. Leonborg, representing the applicant, were present.
The Board discussed with applicant and his representatives
traffic circulation. The Architect stated that no elevations
have been�prepared at this time. It was agreed that signing
would be reviewed at time of submittal of elevations. The
Board stated that the Application would be subject to the
Conditions of Approval of Administrative No. 73-14 with the
exception.of date of revised plot plan.

,To permit the construction of a 24 unit apartment complex
pursuant to $. 9162.3.1 of the Huntington Beach Ordinance
Code located on the northwest corner of Florida'St. and
Clay Ave. in an R2 medium density residential district.
The Chairman opened the hearing to the public.
Mr. Wollenfang and Mr. L. Leonborg, representing the applicant,
were present.
The Acting Secretary stated that he felt an attempt should be
made to save the'trees on the site. The applicant's representatives
concurred. Conditions of Approval were discussed. The Boatd
noted that Exemption Declaration 73-127 had been approved by
the Environmental Review Board, and that the project is in
conformance with the 1965 Master Plan zoning.
The hearing was closed to the public.
