CONSENT CALENDAR ON MOTION BY STERN AND SECOND BY.RUSSELL THE FOLLOWING CONSENT CALENDAR ITEMS WERE APPROVED BY THE FOLLOWING VOTE: MINUTES OF AUGUST 29, 1978 MINUTES OF SEPTEMBER 6, 1978 MINUTES OF SEPTEMBER 12, 1978 CONFORMANCE WITH GENERAL PLAN 78-18 - FIND IN CONFORMANCE WITH GENERAL PLAN ABANDONMENT OF CENTER DRIVE EASEMENTS. AYES: Higgins, Russell, Stern, Finley, Cohen, Bazil, Paone NOES: None ABSENT: None ORAL COMMUNICATIONS: None TENTATIVE TRACT NO. 9671/NEGATIVE DECLARATION NO. 78-46 Subdivider: Foxx Development Corporation Tentative Tract No. 9671 is a proposed 29 lot subdivision upon which multiple family dwellings ,70uld be built. The subject tract accesses on Warner across from Ash Street. Monica Florian addressed the Commission and stated that originally the request had been for a 31 lot subdivision, but redesign had resulted in a request for a 29 lot subdivison. She briefly discussed the problems that had been resolved through working with the developer. She reviewed the suqqested conditions of approval including amendments and additions to those listed in the staff report. - _ -Allen Baum, representing the applicant, addressed the Commission and stated that he foresaw no problems in complying with the conditions of approval. The tentative map received and dated September 15, 1978 shall_ be t�e approved map except as modified by the following conditions. 2. A thirteen foot (131) parkway and meandering sidewalk shall be • provided along Warner Avenue in accordance,with standard plans of the City. Decorative masonry walls shall be constructed at the locations noted upon the approved site plan. Materials and design of the wall shall be subject to review and approval by the Planning Department. 3. Eastbound and westbound left turn pockets shall be constructed on Warner Avenue at the development entrance. Striping plans shall be approved by the Director of Public Works`. 4.- A STOP sign shall be erected to control outbound development traffic approaching Warner Avenue. 5. --Parking shall be prohibited on the north side cf Warner Avenue from 100 feet east to 100 feet west of the project access pcint. 6. Natural gas and 220V electrical shall be stubbed in at t—ho locatio::. of clothes dryers. 7. -Natural gas -shall be stubbed in at the locations of cooking, facilities, water -heaters, and central heating units. 8.
