BOARD MEMBERS: Spencer, Tindall, Ott REGULAR AGENDA ITEMS: TENTATIVE PARCEL MAP NO. 79-580 (Cont. from 11/21/79) Applicant: Jarrard Development To permit the consolidation of two parcels into one parcel of land located on the southeast corner of Florida and Kartron. This request is a categorical exemption, Class 5, California Environmental Quality Act, 1970. Mr. Jarrard, the applicant, was present. Secretary Spencer introduced the application to the Board. Mr. Jarrard acknowledged receipt of the suggested conditions of approval through the mail. Board discussion ensued. It was noted that the application was within substantial ordinance code conformance. Findings and conditions of approval were discussed. ON MOTION BY SPENCER AND SECOND BY OTT,TENTATIVE PARCEL MAP NO. 79-580 WAS APPROVED WITH THE FOLLOWING FINDINGS AND CON- DITIONS, BY THE FOLLOWING VOTE: FINDINGS• 1. The proposed consolidation of two lots into one parcel for purposes of office professional building is in compliance with the size and shape of property necessary for that type of development. 2. The General Plan has set forth provisions for this type of land use as well as setting forth objectives for implementation of this type of use. Minutes: H.B. The property was previously studied for this intensity of land use at the time the land use designation for Office Professional which allows professional office buildings, was placed on subject property. 4. The size, depth, frontage, street width, and other design and improvement features of the proposed subdivision are proposed to be constructed in compliance with standard plans and specifi- cations on file with the City as well as in compliance with the State Map Act and supplementary City Subdivision Ordinance. CONDITIONS OF APPROVAL: A. TO BE COMPLETED PRIOR TO USE OR OCCUPANCY OF SAID PARCEL FOR ANY PURPOSE: 1. The tentative parcel map received by the Department of Development Services on November 6, 1979, shall be the approved layout. 2. A parcel map shall be filed with, and approved by, the Department of Public Works, and recorded with the Orange County Recorder. 3. Fifteen (15) feet property line radius at Florida shall be dedicated to City standards at the time said parcel is developed. 4. A copy of the recorded parcel map shall be filed with the Department of Development Services. 7 AYES: Spencer, Tindall, Ott NOES: None ABSENT: None THERE BEING NO FURTHER BUSINESS, THE MEETING WAS ADJOURNED. les P.
