REGULAR AGENDA ITEMS:
TENTATIVE PARCEL MAP NO. 79-581
Applicant: RMG Engineering, Inc.
To permit the consolidation of two lots into one lot for the
purpose of construction of an industrial building located on the
east side of Connector Lane at the Engineer Drive intersection.
This application is covered by Environmental Impact Report No.
73-16, approved by the City Council on March 18, 1974.
Mr. Jerry Clarke, the applicant's representative, was present.
Secretary Spencer introducted the application to the Board.
Mr. Clarke acknowledged receipt of the conditions of approval
through the mail.
The application was reviewed by the Board and found to be in sub-
stantial ordinance code conformance. Findings and conditions of
approval were discussed.
ON MOTION BY SPENCER AND SECOND BY OTT, TENTATIVE PARCEL MAP NO.
79-581 WAS APPROVED WITH THE FOLLOWING FINDINGS AND CONDITIONS,
BY THE FOLLOWING VOTE:
FINDINGS:
1. The proposed consolidation of two (2) lots into one (1) parcel
for purposes of industrial building is in compliance with the
size and shape of property necessary for that type of development.
2. The General Plan has set forth provisions for this type of land
use as well as setting forth objectives for implementation of
this type of use.
3. The property was previously studied for this intensity of land
use at the time the land use designation for General Industrial
which allows limited manufacturing facilities and buildings, was
placed on subject property.

4. The size, depth, frontage, street width, and other design and
improvement features of the proposed subdivision are proposed
to be constructed in compliance with standard plans and specifi-
cations on file with the City as well as in compliance with the
State Map Act and supplemental City Subdivision ordinance.
CONDITIONS OF APPROVAL:
A. TO BE COMPLETED PRIOR TO USE OR OCCUPANCY OF SAID PARCEL FOR
ANY PURPOSE:
1. The tentative parcel map received by the Department of
Development Services December 4, 1979, shall be the approved
layout.

ment of Public Works, and recorded with the Orange County Recorder.

side of Connector Lane and intersection with Machine Drive.
This request is covered by Environmental Impact Report No. 73-16,
approved by the City Council on March 18, 1974.

ADMINISTRATIVE REVIEW NO. 79-112
Applicant: Kirk Evans
To permit a model home complex located at the southeast corner of
Monterey and Edinger.
This application is a categorical exemption, Class 3, California
Environmental Quality Act, 1970.
Ms. Kerry Hoffman was present to represent the application.
Secretary Spencer introduced the application to the Board. Parking
and the possibility of separating construction area from model home
visitors area was discussed.
ON MOTION BY SPENCER AND SECOND BY OTT, ADMINISTRATIVE REVIEW
NO. 79-112 WAS APPROVED WITH THE FOLLOWING CONDITIONS, BY THE FOL-
LOWING VOTE:

A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS:
1. The conceptual plot plan and elevations received December 14,
1979, shall be the approved layout for the model complex
home site.
GENERAL CONDITIONS:
1. Future directional signs shall comply with Article 976
of the Huntington Beach Ordinance Code.
2. Attempts should be made to separate the construction area from
model home visitors area.
